Davies is in the midst of development, with quarter-acre lots ready for brand-new buildings. Whether opting for new builds or pre-built homes, the various subdivisions like Crofton Coves and Eagle Pointe stick to the same design language. “Newer homes in the area create a very modern aesthetic, catching the eye of people that lean toward that style. This, paired with the peace and quiet that the area brings, come together to make it hard to miss!” says Wall. Vinyl-sided bi-levels and ramblers feature deep, front-facing two- and three-stall garages with stone accents and concrete driveways. Craftsman-influenced twin homes sell from $250,000 to $300,000, while single-family properties with two-stall garages get from $275,000 to $450,000. Usually accompanied by more interior square footage and four or more bedrooms, single-family homes with three-stall garages sell for $325,000 to $800,000. New lots can range from $90,000 to $115,000, and buyers can choose from select builders and plans. Some lots come with specials, a unique Fargo method of paying for infrastructure improvements by assigning assessments specifically to the properties that benefit from the improvements, instead of using taxes.

According to Wall, students in the Davies neighborhood have some of the top schools in the area on their doorsteps, and Niche concurs. Bennett Elementary School is just north of the neighborhood and is rated an A-minus by Niche; Discovery Middle School also gets an A-minus grade. Fargo Davies High School is located in the middle of the neighborhood and walkable for most students, also gets an A-minus grade. Rated as the best high school for athletes in the Fargo area by Niche, most recently, the Eagles scored a championship in Class AA girls basketball. For private education, Sacred Heart Middle and Shanley High School share a campus just north of the community in Bennett; Nativity Elementary School is the closest primary school in the St John Paul II Catholic School system.

Pocket parks all over the community for outdoor recreation
Plenty of parks are built into Fargo’s latest expansion. Tony Schmitt, Parks Director with the Fargo points out that this is a major focus with new neighborhoods. “As the city expands and there’s new development, the developers meet with the parks district and we see if there’s a piece of land that can be set aside for us to develop a park on. A neighborhood park with a playground, loop trail, picnic shelter - things like that, if the land will offer that capability.” Wall says that the Davies Recreational Pool within the neighborhood is a great family activity, with play areas for kids including multiple waterslides, while Crofton Coves Park features a basketball court and playground. Most of the parks are connected by a paved path for walking and biking.

A revolutionary sports complex
Moments away for many residents, the Fargo Parks Sports Center at the Sanford Sports Complex is a revolutionary all-season complex for the Fargo public. With the first phase complete and opened in May 2024, residents have a full-sized turf field, a walking track, basketball courts, indoor pickleball courts and two sheets of ice for year-round use. This provides Davies residents a place to keep active even during cold, dark winter months. Errands are a car ride away
“Other than the necessities like food, drinks and gas, there aren’t many shops in the Davies area,” says Wall, “But most shops are maybe 5-10 minutes away.” A short trip up Interstate 29, ALDI and Cash Wise Foods South Fargo are convenient grocery stores, while a Walmart Supercenter provides a one-stop shop for household needs. Several franchise restaurants sit along 52nd Avenue, highlighted by Red River Coffee, Fargo’s oldest independent coffee shop and Frank’s Lounge, serving up bar and grille favorites in a relaxed dining room.

Deep in south Fargo, Davies is car-dependent
While students can walk and bike to high school, pretty much everything else requires a car, as there is no current public transit in the neighborhood, and errands and amenities aren’t easily walkable for many. The neighborhood is straddled by Interstate 29 on the west and University Drive to the east – the latter provides for a direct 8-mile drive to downtown Fargo, usually a drive of 15 to 20 minutes. The former keeps the 11-mile trip to Hector International Airport under 20 minutes, and also links up with Interstate 94 for travel east to Moorhead or west into the heart of the state. Essentia Health is the closest facility with 24-hour care, 5 miles north – a drive that usually takes 10 to 15 minutes.
Davies is just a stone's throw from Interstate 81 for easy access to the heart of Fargo.

Downtown Fargo events draw residents from across the metro
Residents make the 10-20 minute drive into the hearts of Fargo and West Fargo to enjoy what the city offers, like the Red River Valley Fair. Wall says that most of the city makes it out to the fair for at least one of the 10 days it runs in June and July. In addition to a midway with food, rides and games, there are performances from nationally touring acts. Downtown Fargo Street Fair is another big draw – and in the winter, the Folkways Christkindlmarkt draws residents to a winter wonderland inspired by traditional northern European winter markets.
