Urban and suburban blend on the north side of Downtown Fargo

The namesake trees along Elm Street define the landscape of Horace Mann, a north Fargo neighborhood. “The elm trees create a canopy over the street in the summer,” says Donna Heck, Concierge Strategist for the Fargo-Moorhead-West Fargo Chamber of Commerce. “Then, in the winter, when you get a big hoarfrost on the branches, it looks like you’re driving through a white tunnel; it’s really beautiful.” Bordering the city's center yet still maintaining a suburban feel, the neighborhood celebrates greenery, with plenty of parks and river access – including the sledding hill at Mickelson Park, considered the best sledding in the city once the snow falls. Even with this peaceful sense of suburbia, downtown is only mere blocks away for some residents and this community straddles the line between the urban heart and the far northern reaches of Fargo.

Eclectic early-1900s homes provide character

Aside from the school that gives the neighborhood its name, Horace Mann is entirely residential, with three-quarters of the properties consisting of single-family homes. It’s one of the more eclectic, mature areas of Fargo – where century-old Colonial revivals, charming Tudor-influenced homes from the 1930s and modest bungalows mix under the shade of towering trees. While these older homes lack the attached oversized garages many Fargoans covet, detached garages with plug-in posts for pre-heating cars in the winter are common. A handful of contemporary homes can be found on the Trefoil Park peninsula, now protected by upriver dikes and diversions to prevent flooding, which previously deterred builders here. Condo units are also available in the neighborhood, and while small units under 800 square feet can be found for between $75,000 and $100,000, those offering 1,200 square feet or more can go for $200,000 to $250,000. Single-family homes generally sell for between $150,000 and $400,000, although modern contemporary properties and refinished homes with luxury materials can sell for between $700,000 and $900,000.

On the doorstep of downtown

There might not be any dining or retail within Horace Mann, but for many residents, downtown's highly-regarded restaurants and boutiques are only a few moments away on foot. These range from BernBaum’s unique mash-up of Scandinavian and Jewish flavors to Wurst Bier Hall’s classic German fare. It’s where residents can grab a monstrous donut and coffee from Fargo staple Sandy’s Donuts, then enjoy an evening meal just across the back alley at Mezzaluna in the evening. The latter has earned James Beard nominations and was named the best restaurant in North Dakota in 2023 by MSN, providing modern American cuisine in an upscale yet welcoming dining room. Sports and outdoors stores like Beyond Running and Great Northern Bicycle Company cater to the hobbies of the outdoorsy Fargo community, while Stabo is a nod to the European heritage, offering imported Scandanavian wares. Family Fare Supermarket, a mile away, is a convenient grocery stop.

A top school in the state and appealing private options

Elementary school students in Horace Mann are split across grade levels. They’ll start in Horace Mann Elementary – named for the education reformer and abolitionist, notes Bruce Johnson, Broker and Owner of RE/MAX Realty 1 – for kindergarten through second grade before attending Roosevelt Elementary for third through fifth grade. Both earn a B grade from Niche, while Ben Franklin Middle School gets a B-plus. North High, which earns an A-minus, is rated by Niche as the best high school for STEM in North Dakota and the second-best high school overall in the state. Oak Grove Lutheran School North Campus is within the neighborhood and houses grades six through twelve; kindergarten through fifth-grade students have a six-mile journey south to Oak Grove Lutheran Elementary. Similarly, Holy Spirit Elementary, part of the St John Paul II Catholic Schools, is nearby. If they continue in the private system, students will head to Sacred Heart Middle School and Shanley High School, which get a B-plus grade.

Winter wonderland

While winters in Fargo can be frigid, the communities have worked to make them more enjoyable over the years. “In the winter Folkways hosts the Christkindlmarkt, it’s created to look like a little European city,” says Heck. “They have booths set up with vendors, they’ll string lights between the civic center and the library, they’ll bring in things for holiday pictures, Christmas trees and light them up. It looks like a little European holiday village. There are fire pits for roasting s’mores and marshmallows, just creating eventfulness and getting people outside and together in the wintertime.” Frostival is a citywide event that offers activities in the dark days of January and February.

A busy summer schedule

Many residents will head downtown for events—it’s only a half-mile for some to the Fargo Civic Center and slightly further to the Downtown Fargo District, which hosts the Red River Market on weekends throughout the summer and early fall. It’s home to the Fargo PRIDE festival in August and July’s Downtown Fargo Street Fair. Across town in West Fargo, the Red River Valley Fair has ten days of rides, music and fair fare over three weekends in June and July.

Outdoor options for Fargo residents

Numerous parks line the Red River, where residents can be found participating in one of Fargo’s favorite pastimes – fishing. “Fargo is big on fishing, we’ve got a lot of lakes around, people in the Fargo and Moorhead area will go out for fishing, camping, all those outdoor activities like biking,” says Poonam Budhiraja and Aruna Hagen, Realtors with Better Homes and Gardens Real Estate Advantage One. Horace Mann plays to those activities, as the Fargo Mickelson/Tricorn Bike Path connects Trefoil Park, Mickelson Fields, Oak Grove Park and Pioneer Prairie as it runs to downtown and beyond. Mickelson is home to four youth baseball fields and a playground, while Oak Grove has tennis and horseshoe courts along with a disc golf course. Mickelson Fields is also home to the top sledding hill in the city, according to Jenny Buhr, Realtor with Trilogy Real Estate and President of Doorsteps Midwest, a non-profit that offers education for first-time homeowners.

Multiple modes of transit make it easy to get around

There are a few dedicated bike lanes in Horace Mann, however, the combination of quiet side streets, gridded sidewalks and proximity to downtown means that many residents can bike and walk where they need to be, when the weather is pleasant. Public transit is limited, with a handful of MATBUS stops for Route 11 on the neighborhood's west side. The Fargo Amtrak station is only blocks away, although passenger trains are limited. Hector International Airport provides regular regional and national flights and is 3 miles from the neighborhood, usually less than a 10-minute drive. While Sanford Broadway Urgent Care sits on the edge of the neighborhood, for 24-hour emergency care Essentia Health is the closest, 8 miles south and usually a drive of 15 minutes.
