A newer community springs up in Fargo’s growing southern end

Deep in the developing southwest of the Fargo metro area, Osgood is a sprawling multiuse community. Osgood is comprised of blocks of apartments, mixed commercial and retail parks, tightly packed twin homes and spacious estates surrounding the Osgood Golf Course. It’s part of the most recent Fargo growth spurt–“Most of the growth is really in the south edge of Fargo and then in southwest Fargo, and into this little tiny town that used to be non-existent, called Horace,” says Mary Schimke, Realtor with Archer Real Estate Services and resident of the Osgood neighborhood herself. “If you told me it was now the fastest-growing city in North Dakota, I wouldn’t be surprised at all.” Veterans Boulevard splits the neighborhood in two, offering easy access in and out of the community, and to/from downtown Fargo, North Dakota State University, or West Fargo.

A range of homes, separated by the boulevard

The quiet side streets of Osgood branch off from the multi-lane thoroughfares that run along its borders. Here, flat lots with fenced-in yards are common. Trees are uncommon, and those that stand in the neighborhood are freshly planted. There are two distinct sides to this neighborhood: the eastern half, which features a combination of bi-level townhouses, twin homes and single-family homes situated on tenth-of-an-acre lots; while the western portion of the neighborhood is primarily comprised of single-family homes. Most homes in the eastern half were built in the early 2000s and are wrapped in vinyl siding with stone accents complete with Fargo's standard protruding two- and three-car garages. Twins and townhouses here sell from $225,000 to $300,000, while single-family homes go for $275,000 to $500,000. The rare five-bedroom properties can even reach $600,000. The western portion of the community's single-family homes features a bit more variance in design with modern ramblers stretching out across larger lots, stone villas combining Prairie and European influences and ultra-modern contemporary Traditional designs backing up to the golf course. In this part of the neighborhood, homes with smaller footprints–below 4,000 square feet, with three to five bedrooms–go for $475,000 to $675,000, while those above 4,000 square feet with five or six bedrooms can sell from $700,000 to upwards of $1.1 million.

New schools accommodate the growing ‘burbs

While Osgood is considered a Fargo neighborhood, public school students will be zoned to West Fargo Public Schools. Some will attend Osgood Elementary, rated with a B by Niche, while others will attend the brand-new Meadowlark Elementary School. With 2024 being the first year for student enrollment, Meadowlark has yet to be rated by Niche. Both of these schools are within the neighborhood and walkable for many students. Local children will come together at Liberty Middle School, rated with a B-minus, before moving on to West Fargo Sheyenne High School to finish their secondary education. Sheyenne earns a B grade, and is rated by Niche as the fifth best public high school in North Dakota for college prep. Students can opt for a private education in the St. John Paul II Catholic Schools system, where they’ll start at Trinity Elementary School before moving up to Sacred Heart Middle and Shanley High School, which share a campus in the southeast of town.

Car-dependent but convenient to jobs and more

Even though Osgood is buried deep in the southwest of Fargo, it’s not inconvenient. “If I were to drive from very southwest Fargo all the way up to north Moorhead, I’m only 35 to 40 minutes across town,” says Schimke. Osgood residents are car-dependent and the neighborhood only has a few MATBUS stops, with walking and biking primarily reserved for recreation. Veterans Boulevard offers a straight shot to U.S. Route 94 that runs east and west, while Interstate 29 can be accessed a mile east of the neighborhood. This keeps Downtown Fargo, 10 miles away, within a 20-minute drive. Hector International Airport, 11 miles away but located directly off I-29, usually takes a 15 minute commute. There are major employers within the neighborhood including the North Dakota Soybean Council and the corporate office for Anchor Ingredients, while Microsoft’s office is a mile east, a drive of 5 minutes or so. Sanford Medical Center, the region’s largest medical center and a top-tier trauma center providing 24-hour emergency care, is roughly 3 miles away and within a 10-minute drive.

Pocket parks and par threes

Osgood Park and Osgood School Park offer similar amenities, including basketball courts, playsets and green space. Veterans Park and Rocking Horse Park also offer playgrounds–a paved path for walking and biking connects all four parks. Indoor recreation ranges from Evolution Fitness and CrossFit Fargo to the Peace Garden Grappling Club, clustered at the bottom of the community. A mile or so east, the Fargo Parks Sports Center at the Sanford Sports Complex is a brand-new all-season complex with an indoor turf field, hardwood courts, a fitness center and more. Topping this all off, the Osgood Golf Course is a public 9-hole course with a driving range and practice areas, laid out for beginner to intermediate golfers.

Osgood Townsite Centre is a convenient stop

In the northeastern corner of the neighborhood, residents can stop along their morning commute for a coffee and a cruller at Sandy’s Donuts, an outpost of the Fargo staple that has provided outrageous donut flavors–think pina colada or Mountain Dew–to the region since 1983. Located in the Osgood Townsite Centre, residents can stop on their way home to pick up groceries from Hornbacher’s; grab a take-home meal from Lucy’s North China Cuisine; or enjoy a happy-hour beer and burger from SouthTown PourHouse or The Bulldog Tap. Fargo Antiques and Repurposed Market is a popular place for residents to dig up hard-to-find décor and remnants of the past, where dozens of independent vendors come together under one roof.

Year-round events in West Fargo helps develop independence

Mike Amundson is the Executive Director of West Fargo Events and lives in Osgood. Not only do they hold regular events at The Lights, a mile north of the neighborhood, but they also offer art programs themselves. “We own a producing arm of community theatre we call Stage West,” he says. “It’s a community theater that does musicals and plays–some of it is education for kids like camps, others are murder mystery theaters, and more.” Some of the year's biggest events take place in West Fargo, with the Red River Valley Fairgrounds hosting the Red River Valley Fair, the North Dakota Renaissance Fair, the Big Iron Farm Show and seasonal activities like a pumpkin patch and a holiday light show.

Flooding and mitigation

“South Fargo is really growing, that’s where the growth is. North Fargo is limited by growth because of the campus and the airport,” says Donna Heck, Concierge Strategist for the Fargo-Moorhead-West Fargo Chamber of Commerce. “We have a 3.2-billion-dollar diversion going in. It’s on pace to be done in 2027, it’s going to really open up development for commercial and residential on the south side of Fargo,” says Heck. This private-public partnership project, done in conjunction with the U.S. Army Corp of Engineers, aims to provide safety and opportunity to residents, particularly in Osgood and the surrounding neighborhoods. Not only will it protect from floods up to the 500-year level, but once certified by the Federal Emergency Management Agency, it will remove the current flood insurance requirement for residents and businesses across the region.
