Students and residents rub elbows in North Fargo
Sandwiched between North Dakota State University (NDSU) and downtown Fargo, Roosevelt is a blended neighborhood where students and lifelong Fargo residents walk the same tree-lined streets. Here, homeowners strive to maintain the charm and character of one of Fargo’s first neighborhoods while creating a friendly, neighborly environment for the students and international faculty who make Roosevelt one of the most diverse communities in the city. With housing ranging from small single-family units to larger converted estates and mid-rise apartment buildings—all within walking distance of the campus and downtown—Roosevelt draws the attention of college staff, investors and first-time homebuyers alike.
Character and charm in historic properties
“A lot of the neighborhood directly around the campus is rentals; as you’re closer to campus, you’ll find those housing areas that are more student-related. Not the whole neighborhood – just those within walking distance to campus areas,” says Donna Heck, Concierge Strategist for the Fargo-Moorhead-West Fargo Chamber of Commerce. Many of the homes in Roosevelt retain design characteristics dating back to the late 1800s. A mixture of Colonial Revival, traditional farmhouse, Cape Cod and foursquare styles sit on small lots, usually less than a quarter acre in size. Front porches and stoops protected by deep eaves are features on many homes, offering protection in the winters and covered sitting areas for the summers. Garages are almost exclusively one- or two-car detached units, with driveways, with on-street parking options too. Condos and townhouses range from $100,000 to $365,000, with those built in the 2000s fetching a higher premium. Single-family homes can start as low as $125,000 and reach up to $360,000, as do properties that have been converted from single-family to multi-apartment residences.

Sports bars and hotdish
From college-focused eateries to local favorites, Roosevelt offers plenty of dining options. On the edge of the campus there are several popular national franchise eateries, but two local spots lock horns for the attention of the Thundering Herd, the affectionate name for the NDSU student body. Both the Herd and Horns and The Bison Turf offer similar burger-and-beer themed-menus in sports-focused atmospheres. The former trends a little more upscale, while the latter is home to a lively patio. Hidden on the bottom end of the neighborhood, 701 Eateries is another locally owned restaurant focusing on incorporating locally grown and in-season ingredients into their entrees, as well as providing gluten-free options. “They always have a 'hotdish of the day' on their menu,” says Heck, “Hotdish is considered home-cooking, comfort food, and then you go to this nice place, and they have hotdish!” A Midwest staple, hotdish is essentially a hearty casserole. For residents looking to make their own casseroles at home, they can swing by Family Fare Supermarket. Or for retail and home goods, folks can also head to downtown Fargo or to the West Acres Mall.

College blends in with the locals
Fargo isn’t a college town, but there’s no denying the impact that NDSU has on Roosevelt and the town overall. “In the summertime we have an increase of 30,000 students between NDSU, Minnesota State University Moorhead and Concordia and some other smaller universities. You really feel that young energy come into the city,” says Heck. “NDSU has two campuses, one in town, so it really brings that young vibrant energy and youthfulness into downtown as well.” Originally an agricultural college, NDSU is home to over 12,000 students and employs over 2,500 staff. It’s more than just undergrad work–it’s also classified as an R1–Doctoral University, the highest classification, one of only 146 in the country. The Research and Technology Park is home to a Technology Incubator that focuses on nano technology, biotech, healthcare, agtech and more. Heck notes that the campus helped spawn CorVent, a company that came together in 2020 to design a single-use critical care ventilator that became crucial to the country’s COVID-19 response.

A focus on sports, but plenty to do blocks away in Downtown
The FargoDome isn’t just home to the NDSU football team. It’s a stop for major concert tours, performing arts, monster truck jams and more, including Happy Harry’s RibFest, a four-day event that pairs championship-winning rib vendors with national music acts in the open air of the FargoDome parking lot. When the NDSU baseball team isn’t playing, the Fargo-Moorhead RedHawks baseball team, an independent American Association of Professional Baseball squad, plays their home games on Newman Outdoor Field at the stadium. There’s more than sports and barbecue, however. Residents can stroll the few blocks to downtown Fargo to enjoy the Downtown Fargo Street Fair in July, PRIDE Festival in August, or one of the many holiday festivities in the wintertime. Folkways Christkindlmarkt is the highlight of these, taking place at the Civic Center, but other light shows and the late-winter Frostival also helps to break up the winter doldrums.

State-leading schools and private options
Roosevelt students start at Horace Mann Elementary for kindergarten through second grade before heading to Roosevelt Elementary for third through fifth grade, which combine for an overall B rating from Niche. Ben Franklin Middle School scores a B-plus, while North High School, rated by Niche as the second-best high school overall in the state, earns an A-minus. It’s also considered the top STEM school in the state and offers extensive extracurricular programs, ranging from sports to academic co-curricular clubs. Oak Grove Lutheran School North Campus is also nearby and is home to grades six through twelve; with younger students starting out at Oak Grove Lutheran Elementary. At the north end of the neighborhood, Holy Spirit Elementary is attached to the Holy Spirit Catholic Church. Part of the St John Paul II Catholic Schools system, students who follow this pipeline, will head south to Sacred Heart Middle School and on to Shanley High School, which get a B-plus grade from Niche.

All-weather activities in Roosevelt’s parks
A vast green space offering multiple lit soccer fields and a small playground, the Johnson Soccer Complex stretches down through the west side of the neighborhood. Roosevelt Park is an all-season center of activity–with the playground and green spaces active in the summers, while in winter, the rink is flooded and turns into the home of pick-up hockey and broomball games, and a venue for open ice skating. To enjoy one of Fargo’s favorite pastimes–fishing–residents head a few blocks east to the banks of the Red River.

Easy to get around
With the large concentration of students and vicinity to downtown, Roosevelt has bus stops every few blocks, served by MATBUS, which run throughout the NDSU Transit Hub. The neighborhood is also both highly bikeable and walkable, allowing students and locals alike to enjoy getting out and about while leaving their cars at home. Downtown is within 2 miles of anywhere in the neighborhood, and residents in the southeastern corner have only a few blocks to walk to the Downtown Fargo District. Offering commercial flights across the region, Hector International Airport is within 3 miles, or a less than 10-minute drive, from Roosevelt. Sanford has an urgent care facility nearby for emergencies during the day, and the closest 24-hour emergency care is Sanford Medical Center, 8 miles away–generally a 15-minute drive. In addition to the previously mentioned Holy Spirit, Roosevelt is also home to houses of worship including Immanuel Lutheran and Peace Lutheran churches, as well as the Chabad Jewish Center of North Dakota.
