“In glacial times, this area was on the bottom of a lake, which is shown in the flat landscapes and very fertile lands for farming and growing,” says Danni Melquist, Director of Marketing at Visit Fargo-Moorhead. While farmlands still stretch into the Great Plains, at the southern end of Fargo, neighborhoods like The District are what is growing the fastest. Despite it being one of the newest areas under development, it still holds true to the Fargo ideal of convenience – downtown Fargo and the airport are still only 9 miles, or roughly 15 minutes away, and vital job centers, including Microsoft’s Great Plains office and the new Sanford Regional Medical Center, are within 3 miles, or 10 minutes. On top of all this – the jobs, the views, the convenience – the neighborhood is also home to a revolutionary sports complex.

Brand new homes with the latest design and features

Sprouting up where fields of canola and flaxseed used to grow, contemporary townhouses and single-family homes with modern farmhouse influences are the prime crops. In subdivisions like Maplewood, Maple Cove and The Pines, homes sit on flat lots with grass and detailed landscaping, often surrounded by privacy fencing. Attached garages are the standard here to help out with frigid North Dakota winters – and most townhouses come with standard two-stall garages, while single-family homes often feature a third stall for snow removal equipment, lawn care needs, boats and snow machines. Most homes are bought directly from the builder and consist of either an existing 'model home' or as a 'to-be-built' home on an available lot. This allows buyers to customize their homes to meet their needs, with choices like zero-entry styles or no steps, to in-floor radiant heat, to tray ceilings. This leads to the average home value in The District being notably higher than Fargo’s overall pricing. With costs in The District hovering around $507,000, that’s more than $120,000 above the metro average. Townhouses generally go for $350,000 to $450,000, while single-family homes range from $430,000 to $650,000.

Quality public and private schools close by

The region’s rapid growth means the school boundaries regularly evolve, and a recent re-zoning in 2022 changed the path for students in The District. Students may start out at Kennedy Elementary School, located just north of the neighborhood – and within walking distance for some – which earns a B from Niche. Carl Ben Eielson Middle School gets a B-minus grade, while Fargo South High School gets a B grade. Fargo South’s athletics program has produced numerous championships, including recent football and boy’s tennis wins. For private schooling, Trinity Elementary School is the closest elementary school in the St. John Paul II Catholic Schools system, roughly 5 miles northwest, while Sacred Heart Middle School and Shanley High School are roughly a mile east.

Regional access a moment away

On- and off-ramps for Interstate 29 are at the top corner of the neighborhood, providing direct access to the center of Fargo for this car-dependent community. There are walking and biking paths within it, but these are useful merely for recreation; there are no MATBUS stops nearby. The 9-mile trip to downtown Fargo generally takes 15 to 20 minutes, while the 10-mile trip to Hector International Airport to catch a commercial flight takes roughly the same amount of time. While downtown is home to many of the major businesses in the area, there are other job providers nearby – Microsoft’s Great Plains office is only a mile north of the neighborhood, making The District a popular spot for employees to settle down. Similarly, Sanford Medical Center is only 4 miles away, a commute of roughly 10 minutes. Not only does it provide 24-hour emergency care, Sanford is the largest employer in Fargo.

A sports complex like no other

Sitting on 123 acres and taking up much of the southeastern portion of the neighborhood, the Fargo Parks Sports Center at the Sanford Sports Complex opened to the public in May of 2024. “Fargo’s development is mainly to the south of town, we’re kinda landlocked in the other directions,” says Tony Schmitt, “We didn’t have a facility like that for a community this size – to offer a full-sized turf field and a walking track and basketball courts and indoor pickleball courts and two sheets of ice, it met a community need on that side of Fargo.” The complex is open to the public and is also home to Sanford Sports Academy. It will also house physical therapy facilities along with Sanford Orthopedics and Sports Medicine athletic training services. With year-round indoor recreation, the facility will help to keep Fargoans active even through the dark winter months.

Pocket parks and golfing for all skill levels

Aside from the sports complex, The Pines Park and Joshua Park provide play areas within the neighborhood. The Pines features a play set for kids, while Joshua Park has a full basketball court and open green space. Rose Creek Golf Course, one of five Fargo Parks District courses, is slightly over 2 miles east. Designed by Richard Phelps, it’s an 18-hole public course perfect for intermediate and advanced golfers and is the most challenging of the five public courses. For something a bit more leisurely, Suite Shots offers a modern driving range experience with food, drinks and games that are more than just about long balls.

Convenient groceries, but Downtown Fargo has star restaurants

With a Starbucks and a Walmart Supercenter located in the neighborhood, residents don’t have to go far to get a caffeine kick or for most of their household needs. An ALDI sits across Route 81, while a Cash Wise is a mile east, offering numerous grocery choices. Plaza Azteca offers Tex-Mex cuisine in a relaxed dining room, and just further down the road, Frank’s Lounge serves up American bar and grille standards. Melquist says that many residents will head downtown to one of the James Beard-nominated restaurants like Luna or BernBaum’s or make the short trip up I-29 to the West Acres Mall, the largest mall in North Dakota, home to national retailers and dining.

Big events bring the community together

Like most of the newer communities in Fargo’s south, events don’t occur within The District; instead, residents venture out to enjoy what Fargo offers. This can include heading to the center of the city for the Downtown Street Fair, held over a three-day weekend every July, or to the Red River Valley Fair in West Fargo, which brings 10 days of rides, games, food and national performers to the area – it’s one of the largest such fairs in the region.
