A mixed-use neighborhood, Village West encompasses commercial, industrial and retail spaces, plus rental communities and homes. A busy hub in the middle of the Fargo metro area, Village West offers a centralized location where residents can capitalize on the many opportunities that keep Fargo growing. “We have a strong tech market, Microsoft has an office here, Amazon just built a big new warehouse on the north end of town and we have three universities,” says Mary Schimke, Realtor with Archer Real Estate Services and longtime Fargo resident. These are just a few of the employers that are within a 10-minute drive of Village West. But it’s not only businesses that are easy to get to; recreation and events in Downtown Fargo, the North Dakota State University's FargoDome and The Lights entertainment venue are also all within a 10-minute drive.
Convenient for car-dependent residents
“We have an average commute time of 18-20 minutes,” says Donna Heck, Concierge Strategist for the Fargo-Moorhead-West Fargo Chamber of Commerce, “You can get anywhere from South Fargo to North Moorhead in that time period.” With Interstate 29 running along the neighborhood's eastern border, Business Route 94 on the northern edge and 13th Avenue Southwest on the southern border, drivers can get around the Fargo area along any of these routes. This cuts down on commute times–with the drive to Downtown Fargo, roughly 5 miles away, usually only taking 10 minutes. Hector International Airport and North Dakota State University are also roughly the same distance and drive time. With 24-hour emergency care, Sanford Medical Center is even closer–the 3-mile trip can usually be done in 6 to 8 minutes. Some of the neighborhood is walkable, and it’s common to see bicyclists out in the early evenings. However, with limited MATBUS stops, it’s a car-dependent neighborhood.
Sanford Medical Center is located about 10 minutes south of Village West.
Matbus has a bus stop at West Acre Mall close to Village West.

Village West offers limited housing options
Most housing in Village West consists of rental apartments and manufactured homes, although on the western side of the neighborhood, a community of twin homes, single-family ramblers and single-family bi-levels offers slightly larger options. Sporting vinyl siding and oversized two-stall garages typical of the late 1990s, many properties sit on fenced lots roughly an eighth-of-an-acre in size. Featuring three or four bedrooms, these homes sell for $200,000 to $325,000, while manufactured housing in the Buena Vista Mobile Home Park generally sells for $50,000 to $100,000.

Crime in Village West
Village West gets an overall crime score of 8 from the CAP Index–the national average, for comparison, is 4. This includes a score of 9 for burglary; however, homicide scored a 5, only slightly above the national average.
A massive mall and regional specialties at Kroll’s
Residents in Village West benefit from proximity to the West Acres Mall–the largest indoor mall in the state, which sits on the neighborhood's southern border. The mall comes with increased traffic in the area but also puts over 100 services and national retailers, like Lululemon, Athleta, Macy’s, Sephora and more, on the neighborhood’s doorstep. There are also several restaurants within the neighborhood, ranging from authentic north and south Indian cuisine at Passage to India, to Kroll’s with its diner menu starring German specialties including fleischkuechle–ground beef wrapped in a pastry with assortments of other fillings and topping–and knoephla soup. ALDI, Hornbacher’s and the Family Fare Supermarket provide residents with several grocery options, while a Walmart Supercenter, a Target and a Lowe’s Home Improvement store all sit along 13th Avenue.

West Acre Mall is a super-sized indoor mall near Village West.

Room for Rover to run
In the middle of the neighborhood, Village West Park is an expanse of fields with comprehensive amenities that include a skate park, a basketball court, a playground and a rink that is flooded seasonally to create an ice surface for skating and hockey in the winter. It’s also home to one of the few off-leash dog parks in the city, which has separate sides for large and small dogs. Sky Zone Trampoline Park is nearby for a unique indoor activity for especially cold or rainy days.

A Fargo neighborhood, but West Fargo schools
To start their school years, students are split between Eastwood Elementary and L.E. Berger Elementary School—both receive B-minus grades from Niche. From there, they head to Cheney Middle School, graded a B, before finishing their public schooling at West Fargo High School, also rated a B. The high school is on the western edge of the neighborhood, within walking distance for some residents–and some might even be able to hear the marching band or see the Friday night lights from their backyards.
Eastwood Elementary School fosters a nurturing and supportive educational environment.
Your kids will enjoy learning in the inspiring atmosphere of Cheney Middle School.
Students are the highest priority at West Fargo High School.

10 minutes or less to events for the whole family
While the neighborhood doesn’t host much in the way of events, residents can get to West Fest or the Red River Valley Fair held in West Fargo in 10 minutes or so, or they can head the other way to enjoy events like the Downtown Fargo Street Fair or the weekly Red River Market which takes place in the summer. Two miles south, the Red River Valley Zoo offers seasonal events like Boo at the Zoo and Holiday Nights.
