Farmington's name originates from its fertile farmland, despite also being known as a prosperous lead- and zinc-mining area up until the early 1970s. Today, this rural city of 18,000 sits at the edge of the Ozark Mountains and is contoured by the St. Francis River. "It has a small-town feel [and] has everything that you would ever need,” says Jerett Rion, a Realtor with Nash Realty, Inc. Among Farmington’s recreation options are several state parks, golf courses and wineries all within a radius of 20 miles. “It's also got one of the nicest and most respectable school districts in the county,” says Rion. The Farmington R-VII School District earns top scores from Niche and is also ranked as the twelfth best place to teach in Missouri, out of nearly 460 schools. Top employers in Farmington include health care industries and manufacturers like U.S. Tool Group and SGL Global. For additional job opportunities, St. Louis is also only 75 miles, or about an hour's commute away.

Houses in Farmington range from condos to midcentury ranch-styles to new construction options. Homes on the outskirts of the city tend to feature lot sizes from 5- to 40-acres and the median single-family home price is $250,000, which is considerably less than the national median. "It's one of the most affluent towns in St. Francois County, and houses cost more per square foot than in neighboring areas,” Rion says. “You'll pay more of a premium in Farmington versus in [neighboring areas like] Park Hills or Bonne Terre."

Farmington R-VII School District ranks highly on Niche
The Farmington R-VII School District serves this city's nearly 4,000 students and earns an A-minus from Niche. The district includes four elementary schools, two middle schools and one high school, and boasts a student to teacher ratio of 15-to-1. Niche also highlights the district's state test scores which show that at least 49% of students are proficient in math and 51% in reading. Downtown is thriving, thanks in part to more than $14 million in city and county investment throughout the past decade. This quaint downtown district is filled with local shops and eateries, some of which are housed in renovated historic buildings. The Factory, a former garment manufacturing space, is now an indoor mall with more than 60 studios, shops and a diner. While the Mineral Area Shopping Center offers large scale retailers, like Harbor Freight and Tractor Supply Co. There's also a Walmart Supercenter nearby for groceries and everyday essentials. "Everything is there in Farmington,” Rion says. “It's got big-box stores and chain restaurants.”

Music and good eats at Blues, Brews and BBQ
The city hosts several special events throughout the year, including the annual Blues, Brews and BBQ festival in September. The event includes live blues performances, craft beer sampling, a BBQ contest and a Volkswagen car show. In June, Country Days is another 3-day event that features a parade, a moonlit bike ride and an antique tractor show.

U.S. Route 67 crosses through Farmington and Missouri Highway 32 provides easy access to Interstate 55, about 20 miles away. The St. Louis Lambert International Airport is the closest commercial airport but is more than 80 miles away.

Summers are hot and muggy, while winters are cold but don’t bring a lot of snow. There is a risk of severe weather in Farmington, including tornadoes and flooding. Some parts of the city, especially those along U.S. Route 67 near Dean Danieley Park and that contour the river are at higher risks of flooding. Residents of Farmington are also at risk of tornado damage, with the most recent tornado occurring in 2021. An ongoing issue in Farmington is the continued clean-up and monitoring of lead in both the soil and water. Known as a historic lead mining area, the City of Farmington, in conjunction with the Missouri Department of Natural Resources and the E.P.A. continue to provide lead remediation efforts for St. Francois County, along with education about the potential for lead contamination and campaigns like the provision of free in-home home test kits.
According to the Farmington Police Department, 64% of the city's crimes are against property. In comparison, violent crimes account for less than 2% of all offenses and city reports indicate that crime rates tend to remain steady year over year.
