In Federal Way, a suburb roughly 24 miles south of Seattle, Adelaide is a flowery neighborhood by the bay, surging with nature between two state parks on the coast with vibrant forests and colorful gardens on Puget Sound. “Adelaide has nice nature parks and greenery,” says Avinesh Pillay, a Real Estate Broker for Skyline Properties, Inc., with over seven years of experience selling homes in the area. “There is a high demand for the waterfront here. There’s a beach area, and many of these properties are pretty unique.”

New Traditional waterfront homes

Evergreen trees offer shade to Adelaide’s residential streets, adding to the lush botanical landscape. Some lawns are barren, while others are more complex, with elaborate mazes of hedges and flowering bushes. This neighborhood features midcentury modern and New Traditional homes influenced by Craftsman and Victorian architecture. Most residential construction occurred in the 1970s, and midcentury modern homes come in various styles, including L-shape, elevated or split-level for the area’s rolling hills and sharp drops. Single-family homes typically cost between $400,000 and $900,000, although New Traditional waterfront homes can reach up to $1.6 million depending on their view of the mountains or proximity to the sound. Midcentury modern homes range from $430,000 to $870,000, while New Traditional homes fall between $800,000 and $1.6 million, depending on size, as most over 4,000 square feet tend to be over $1 million. Single-level townhouses line 307th Street and typically sell for around $350,000 to $400,000.

Dash Point and Saltwater State Park

Federal Way features 32 parks spanning over 1,000 acres of open space. Adelaide Park includes a tennis court, jungle gym and a woodland trail through an old-growth forest. There are also three hard court surfaces on 312th Street for basketball, pickleball and tennis. Lakota Park is a 28-acre area with sports facilities like baseball fields, soccer fields and a running track. Lake Grove Park has a shady playground and a paved trail for walking. Dash Point State Park is a 400-acre nature reserve with wooden boardwalk trails and a beach on the Puget Sound. Also nearby, Saltwater State Park has picnic areas and an artificial reef beneath the water’s surface. Finally, Dumas Bay Sanctuary provides a beach habitat to observe ospreys, herons, and eagles.

The Commons and shopping at Dash Point Village

At the center of Federal Way, shopping plazas and restaurants accommodate communities along the Pacific Highway. The Commons shopping mall has over 90 stores and a Cinemark movie theater. Dash Point Village is a more convenient option closer to Adelaide, with a supermarket, barber shop and fitness center. Nori Sushi is a sushi bar with creative plating and a minimalist atmosphere. All three schools in Adelaide’s public-school pipeline earn C-plus overall grades from Niche. Adelaide Elementary School has an active Parent-Teacher Association and holds field trips for students. The Federal Way Farmers Market

The Federal Way Farmers Market runs on Saturday mornings from May to October at The Commons shopping mall parking lot. Vendor booths sell flower arrangements and fresh fruit. There are also food trucks that compete in the Taste of Federal Way, raising money for local non-profit organizations.

From Adelaide to Seattle

Adelaide is a car-dependent neighborhood. The Sound Transit (ST Express) bus system makes stops on 312th Street and throughout the Seattle area. The center of Federal Way is about 4 miles east on 312th Street. Dash Point Road is a main thoroughfare that goes west, reaching Highway 99 and downtown Seattle, about 24 miles north. The Seattle-Tacoma International Airport (SeaTac) is only about 15 miles north and provides air travel to cities all over the globe.
