Split-level designs and traditional architecture
Comprised of cul-de-sacs on hilly streets, Alderbrook homes feature a different take on traditional architecture, with A-frames, slanted roofs and other design features that stand out. Most of the architecture includes vinyl siding and chimneys. Lunette glass peaks give oversized windows an arched view. Floor plans have split-level designs, with some ground-level floors and others elevated on natural hills, some with custom New Traditional and contemporary homes that combine Craftsman and cottage-style architecture. Contemporary homes cost around $240,000 to $780,000, and New Traditional styles range from $470,000 to $800,000.

Walking trails through woodland ponds
Alderbrook Park features a forested walking track by a pond and playground over a 25-acre space. The track continues to main roads and landmarks. “The walking and biking trails make it easy to live here,” says Pillay. Another trail leads down to Duck Pond, where residents can feed mallard. Saghalie Park provides turf and grassy fields for soccer, along with beach volleyball, tennis and basketball courts. Saghalie Park also has a running track and jungle gym structures. Many facilities have lighting installations for games after nightfall. The Federal Way Community Center has a swimming pool with a two-story waterslide, a climbing wall and fitness classes.

Happenings in Federal Way
The Federal Way Community Center also throws townwide holiday events, like the Jingle Bell Brunch in December. "It's a friendly community," says Nae'jah Robinson, an Administrative Assistant at Federal Way Community Center. "It's very diverse, and the people are nice and welcoming." The community's annual July 4th celebration is called the Red, White and Blues Festival, and this tradition includes food vendors, live music and fireworks in Celebration Park.
Students earn college credit
Each public school in the Alderbrook pipeline receives an overall C-plus grade from Niche. Silver Lake Elementary School has a leadership program for students looking to improve their skills. Illahee Middle School has athletics programs like wrestling, soccer and gymnastics. Decatur High School offers the “Running Start” program, which allows students to earn up to 60 college credits before graduation. After high school, various universities are in the region, like the University of Washington in Tacoma, about 10 miles south.
Dining at Pimiento Bistro
Nearby shopping centers provide a convenient stop for food without the hassle of heading farther into Federal Way. Twin Lakes Village is a retail center that offers restaurants, markets and cafes. KC Deez serves Kansas-style barbecue dishes with coleslaw and potato salad in a simple interior. Pimienta Bistro serves seafood and pasta in a formal dining room with an old-fashioned atmosphere. Safeway is on 336th Street, and Fred Meyer is another supermarket on 21st Avenue.

Car-dependent with options
Alderbrook is car dependent, although the Sound Transit (ST Express) bus system provides public transportation with six stops along 21st Avenue. About 4 miles northeast is downtown Federal Way, by taking 320th Street. Tacoma is roughly 10 miles south, and Seattle is approximately 27 miles north on Interstate 5. The Seattle-Tacoma International Airport (SEA) offers air travel for Federal Way.
Alderbrook residents have access to the King County Metro System.
Alderbrook has great public sidewalks which makes the area walkable.
