Lush with midcentury modern homes on varying terrain
The streets in Buenna wind through lush greenery on varying terrain, dropping sharply in elevation approaching the water. Entry-level, ranch-style homes begin at the neighborhood's southern border with 1,000-square-foot properties on Dash Point Road. Going north toward the Sound, sizes increase dramatically, from modest single-story homes to massive midcentury modern homes over 5,000 square feet. Subdivisions have various ranch-style homes, which can come with an elevated or split-level design with Mediterranean features. These 1960s-era houses often have updated features like hardwood floors and decks, while others have carpeted floors and wood paneling. Prices range from $400,000 to $1.7 million. Most homes under 2,500 square feet are less than $900,000, although prices differs depending on size and proximity to the Sound.

Light rail for commuters
The Sound Transit commuter light rail project is underway, with an estimated completion date in 2026. This new rail line will connect train stations along Interstate 5, allowing commuters to reach the University of Washington, Sea-Tac Airport and Downtown Seattle. After its construction, commuters in Buenna can catch the light rail from Downtown Federal Way Station, about 2 miles east. "In every real estate market with a new train, values have gone up, and we expect it to raise prices in Federal Way," Smith says.
Buenna is a car-dependent neighborhood along Dash Point Road, one of the area's main thoroughfares, reaching beaches and attractions along the coast. The King County Metro bus system picks up passengers throughout Federal Way with stops on Dash Point Road, which heads east to state Route 99 and Interstate 5. Downtown Seattle is roughly 23 miles north of Buenna on I-5, while Tacoma is only about 12 miles south. The Seattle-Tacoma International Airport is about 15 miles north, providing easy access to air travel.
Boardwalk at Redondo Beach and local green spaces
Maintained by a local non-profit organization, Powellswood Garden is a 37-acre nature preserve with brick paths through remarkable landscaping and vibrant flora. Adelaide Park is another green space with a tennis court, playground and a dog park. Lake Grove Park features a basketball hoop and a shady playground surrounded by mature trees. Adelaide and Lake Grove have wooded walking trails, a signature feature of regional parks. Redondo Beach is a hidden treasure on the Sound. About a mile east of Buenna, the Betts Memorial Boardwalk overlooks the water on a wooden path bordered by colorful beach houses. Low tide reveals a rocky shore, and the Redondo Beach pier is a popular place for scuba diving. "It's free to the community," says Tiari Morgan, Leasing Consultant at Encore Apartments. "The boardwalk is by the water, and people scuba dive there in the mornings."

Pavilions Centre in Downtown Federal Way
Dash Point Village is a convenient shopping center with salons, fitness studios and a supermarket about a mile west of Buenna. This neighborhood is also close to core retail in the city center, like Pavilions Centre, a premier shopping and dining hub with outlets, box stores and restaurants in the center of Federal Way. Tokyo-ya Ramen is a Japanese-style ramen joint with a casual atmosphere. Mama Stortini's is an Italian restaurant serving pasta dishes and a happy-hour menu in a modern space. Grocery Outlet is a supermarket in Dash Point Village, while H Mart is a Korean grocery store on state Route 99.
The Federal Way Commons Shopping Mall is only 10 minutes from Buenna.

Diverse school system and Federal Way High
According to Niche, Federal Way Public Schools serves over 21,000 students in the area and is one of the most diverse districts in the state. Adelaide Elementary School has an active PTA, which organizes guest speaker events. Lakota Middle School offers the ISEA program for community engagement and the Lakota Arts Academy, which encourages creativity. Adelaide Elementary School and Lakota Middle School both earn C-plus grades from Niche. Federal Way High School receives a B and is part of the AVID program, a community for students interested in higher education with activities like field trips to college campuses.
