Four-bedroom houses with around 2,000 square feet are a trademark of Campus Highlands, and prices range from $600,000 to $850,000. “You have more sellers and clients who are interested in this area, and that’s why there’s a higher price point here,” Smith says.

West Hylebos Wetlands Park is a 120-acre green space with hiking trails and wooden boardwalk paths through old-growth forests and wetlands. The Federal Way National Little League Complex includes four baseball diamonds for youth games. The Weyerhaeuser King County Aquatic Center seats over 2,500 people and hosts events such as the PAC-12 and NCAA Swimming Championships. “There are a bunch of swimming events held at the aquatic center, like the Olympic trials, and it gets packed on the weekends,” Smith says.

Campus Highlands is about a mile from Twin Lakes Village, a community hub for retail and locally owned restaurants. Also nearby is Federal Way Crossings, a large shopping center area with department stores and unique eateries like Blue Island Sushi & Roll, a restaurant with a conveyor belt that brings in a fleet of pre-made sushi rolls with an option to order fresh.
