Lakota is a peaceful residential neighborhood that sits between Federal Way in the east and Puget Sound to the west. “It’s a good midway point to the water,” says Realtor Diane Joslin with Keller Williams Greater Seattle, who has about 30 years of experience. “Homes are moderately priced, considering other neighborhoods north towards Seattle.” Multiple parks and public schools are within walking distance, creating a convenient suburban lifestyle.

Lakota’s residential landscape consists of a variety of housing types found along loops and cul-de-sacs. “The architecture is mostly determined by when the houses were developed,” Joslin says. Ranch-style homes built in the 1960s are common, alongside New Traditional multi-story homes from the 1990s. These single-family houses span 1,100 to 2,400 square feet and cost $550,000 to $725,000. Most properties come with grassy front yards and driveways, with tall trees used to separate neighbors from each other.
Multi-family properties found in the neighborhood include contemporary condos and multi-story townhouses built in the 1970s. These housing options range from 1,000 to 1,400 square feet and go for $250,000 to $350,000.
Single-family houses in Lakota can span 1,100 to 2,400 square feet and cost $550,000 to $725,000.

Federal Way public schools with quality programs
Children living in Lakota can attend public schools in the Federal Way School District. Adelaide Elementary School and Lakota Middle School both earn C-plus grades from Niche. Students at the middle school can participate in the Lakota Arts Academy while there. Decatur High School receives a B-minus grade and offers Career and Technical Education courses. Specialized programs include automotive repair, horticulture, pre-engineering and Teacher Academy. Federal Way also has a choice registration program for students who want to enroll at other schools in the district.

Outdoor recreation in neighborhood and state parks
Lakota Park is the neighborhood’s namesake and one of many sources for outdoor recreation. The green space has a gravel walking track, baseball field and soccer field. Farther north, Lake Grove Park is a pocket park with a playground, basketball court and picnic area. SW 312th Sports Court is a small open space that operates a pickleball, basketball and tennis court on a first-come-first-served basis.
Dash Point State Park is about 4 miles east of the neighborhood for camping, hiking, biking and geocaching. The park also has a sandy shoreline along Puget Sound dubbed Dash Point Beach. Swimming and non-motorized boating is allowed.

Federal Way’s nearby commercial shopping centers
While Lakota is primarily residential, retail and restaurants are not far away. Dash Point Village is a shopping center directly north of the neighborhood with a Grocery Outlet. There are also a handful of small businesses and fast-food options like Subway and Starbucks.
Federal Way is about 3 miles east with additional shopping and dining. “They have The Commons, which is a huge mall area, but they’re in the process of organizing a downtown area across the street,” says Managing Broker Jennifer Gilbert-Smith with Leading Advantage Realty, who has over 20 years of experience. The SeaTac Village Shopping Center has a Trader Joe’s and national retailers like T.J. Maxx and Harbor Freight. Navigating Lakota’s residential roads and bus stops
Lakota’s residential streets and network of sidewalks create a community that’s walkable and cyclist-friendly – though a vehicle is preferred for commuting outside the neighborhood. Puget Sound Transit bus stops are lined along SW Dash Point Road and 312th and 320th streets. Dash Point Road is also Washington state Route 509, which is accessible north of the neighborhood. The Seattle-Tacoma International Airport, or SeaTac, is about 16 miles north, while downtown Tacoma is 15 miles south.
