Lakeside communities with all kinds of life

The Mirror Lake neighborhood includes lush pockets of old-growth trees and various communities of homes, some of which are centered around local lakes. This neighborhood features Craftsman, New Traditional and ranch-style homes built in the 1960s. The area with the highest market value is the Mirror Lake subdivision, which surrounds an 18-acre lake with private docks and boat landings. Prices range from $350,000 to $950,000. Home prices increase with proximity to the lake. Easter Lake is another area with multifamily housing, like condos, which cost between $200,000 and $400,000. Townhouses go for $250,000 to $450,000.

An acclaimed and unique dining scene

Next to a bustling city center, Mirror Lake has access to the heart of shopping and dining in the Federal Way City Center. One of this area's main features is the Commons at Federal Way, a shopping mall with over 90 stores anchored by an Amazon Fresh grocery store and Target. One of its classic dine-in spots is Vince's Italian Restaurant & Pizzeria, which serves Mediterranean food and brick-oven pizzas. Jasmine Mongolian Grill is a Hibachi-style setup where customers pick their meal's ingredients, and the cooks create a made-to-order dish. "We have excellent Asian restaurants and tons of Vietnamese food," Jones says. "We also have the area's largest Korean and Spanish grocery stores." H Mart is a Korean grocery store on state Route 99, and Trader Joe's is a market on 320th Street.

Happenings in the city center

This neighborhood is also close to the city’s best attractions, such as the Performing Arts and Event Center (PAEC), which holds live performances like musicals, plays, recitals and concerts. In August, the Community Festival is a significant event in Town Square Park, featuring dancing, food, and local art to celebrate the city’s diverse culture. Mirror Lake residents can watch the Eagles win on Friday nights at Memorial Field, a stadium built in 2023 next to Federal Way High School.

Commuting from Federal Way

While Mirror Lake residents rely on cars, the area is somewhat bikeable, with spacious bike lanes on roads like 312th Street. The King County Metro is the area’s bus system, making stops along 320th Street, which leads to the city center. For guaranteed bus routes to places all over the Seattle area, the Federal Way Transit Center is a hub for public transportation with accessible park-and-ride areas. State Route 99 and Interstate 5 are expressways that border Mirror Lake, heading 25 miles north to Seattle or 15 miles south to Tacoma. The Seattle-Tacoma International Airport, also known as Sea-Tac, is about 15 miles north, offering air travel to cities worldwide.

Federal Way Public Schools serves over 21,000 students in the community. Earning a B grade from Niche, Nautilus K-8 School is STEM-oriented with activities for students like technology or community garden clubs. Dog owners head to the French Lake Off-Leash Dog Park, a fenced-in enclosure with walking trails around a pond.
