The market’s wide selection of housing types
Single-family homes lined along Redondo-Federal Way’s residential streets come with driveways and grassy front lawns decorated with shrubbery and mature trees. Midcentury ranch-style homes are common, alongside bi-level homes and split-levels built in the 1980s and 1990s. Contemporary multistory homes are also found in the neighborhood with pointed roofs and front gables. Prices range between $550,000 and $800,000, depending on property size. “We have more affordable housing in Federal Way than most urban areas closer to Seattle,” Huse says. Multiple condo communities sit close to Pacific Highway, with units that have balconies and shaded parking lots. These properties cost around $200,000 to $325,000. A handful of apartment complexes are also in the neighborhood, including La Madera Apartments, Crestview West Apartments and Mariposa. Roughly 70% of residents in the area are renters, while the rest own their property. “Several new high-rise rental communities have popped up recently, and a lot of them are already full,” Huse says.

Commerce along Pacific Highway and in Federal Way
Pacific Highway’s commercial corridor runs the length of the neighborhood, providing ample opportunities for retail and dining. Small businesses range from auto parts stores to pawn shops. Lims Lounge & Restaurant specializes in East African cuisine, while Mi Bella Honduras serves traditional Honduran dishes. “One of the outstanding features of this area is its access to international and multicultural restaurants. It gives residents a more wholesome experience,” Huse says. Redondo Square is a shopping center with a Safeway at the 272nd Street intersection. Fast-food restaurants include Jack in the Box and Taco Bell. Valley Harvest International Market is less than a mile east.
For more options, downtown Federal Way is about 2 miles south. The SeaTac Village Shopping Center has Trader Joe’s and a dozen other national retailers like T.J. Maxx and Harbor Freight. Multiple chain eateries and big-box stores can be found in the Pavilion Centre. The Commons at Federal Way is an indoor shopping mall about 3 miles away.

Federal Way’s public schools with quality programs
Redondo-Federal Way is served by the Federal Way School District, which has an open enrollment choice registration program. Mark Twain Elementary School and Evergreen Middle School both earn C grades from Niche. From there, students can attend the B-rated Thomas Jefferson High School, which offers an International Baccalaureate Diploma Programme. Another pipeline students living in the neighborhood can take is Woodmont K-8 School, with a B-minus grade, to Federal Way High School, which has a B. Federal Way High is a recognized North American Cambridge Demonstration Center.

Nearby parks and recreation along Puget Sound
While green spaces are limited in the neighborhood itself, Redondo-Federal Way is a quick drive from a handful of parks. Sacajawea Park is directly south and has a playground, two baseball fields, a football field with a track and tennis courts. Multiple walking paths wind through the area. Laurelwood Park and Heritage Park are close by, and both have an open field with picnic tables. Redondo Park is a waterfront park located along Puget Sound’s Poverty Bay, less than 2 miles from the neighborhood. There’s a public beach along the shoreline, plus a fishing pier and boat launch. The MaST Center Aquarium is next door with over 250 native Puget Sound species. The aquarium operates as both a public learning center and an academic facility for Highline College’s marine biology program.

Traveling around Federal Way by bus or car
Multiple commuter routes are available throughout Redondo-Federal Way. “You can walk to shopping areas almost anywhere, but accessing downtown requires a vehicle,” Huse says. The Metro bus service has stops along Pacific Highway, Star Lake Road and 272nd Street, and the Redondo Heights Park & Ride is on 276th Street. Washington state Highway 509, known as Pacific Highway, is the main thoroughfare, and Interstate 5 is close by. Commuters can take I-5 south about 15 miles to Tacoma, or around 20 miles north to Seattle. The Seattle-Tacoma International Airport is roughly 12 miles away.
