Just the necessities and rural living in South Broadman
Surrounded by farmlands and nature preserves, South Boardman has just one of everything residents might need — one restaurant, one Dollar General, one gas station. Jeffrey Fitch, a real estate agent with Coldwell Banker Schmidt Realtor, emphasizes that the rural, small-town feel is what draws people to South Boardman. The price point here is about the same as the surrounding towns, like Kalkaska and Fife Lake, just with fewer people and amenities available. South Boardman also receives a CAP Index Crime Score of 1 out of 10, compared to the national average of 4.
Multi-acre lots and land purchases across South Boardman
South Boardman offers a mix of bungalows, split-levels, and ranch-style homes, selling between $120,000 and $245,000. People can also buy empty plots ranging from $40,000 to $230,000. Most properties offer a couple of acres, though the acreage decreases the closer to the town center. Residents plant vegetable gardens in front and side yards and leave RVs and ATVs parked in driveways.
Local community parks and namesake nature preserves
Hazel Butler Memorial Park is right in the center of town, offering a baseball diamond, basketball court and playground. Charles Hicking Park is a bit farther from the center of South Boardman in a more wooded area that feels more private and rural. Along with the playground and baseball diamond, the park has a picnic shelter where locals host birthday parties and get-togethers. South Boardman Preserve’s heavily wooded trails stretch across the 111 acres, offering hiking and snowshoeing along the creek.
Taking U.S. Route 131 to nearby Kalkaska and Fife Lake
Since South Boardman has so few amenities for its residents, the residents will have to drive to nearby communities. U.S. Route 131 runs down the center of the community, linking it with Kalkaska, about 9 miles north, and Fife Lake, about 6 miles south. Kalkaska Memorial Health Center is 8 miles away. Traverse City is the closest big city, with downtown about 22 miles from South Boardman. Cherry Capital Airport is also here, about 18 miles away.
South Boardman's only restaurant and Kalkaska supermarkets
South Boardman’s only eatery is Yankee Boy Restaurant. Inside, framed paintings and 1800s photographs create an eclectic feel. The restaurant mainly serves American fare, like sandwiches, burgers and pizza. South Broadman also has a Dollar General for quick stops, but bigger shopping trips will require people to head to other towns. “People go to Kalkaska or into Fife Lake. They are about in the center of both,” Fitch says. “You can also go up to Traverse City, if you’re feeling ambitious.” The Family Fare Supermarket here is about 7 miles away, while Northland Food and Family Center is 9 miles away. Trout Town Tavern and Eatery is a Kalkaska staple that serves seafood and barbeque. Guests are welcomed by a rainbow trout statue outside, and inside has lots of vintage tin signs.
Nearby public schools serving South Broadman students
For kindergarten through third grade, students attend Fife Lake Elementary School, which receives a C from Niche. Forest Area Middle School houses grades fourth through eighth and receives a C-minus. Forest Area High School receives a C-plus. While none of the schools are in the community, the middle and high schools share the same campus and are about 4 miles from South Boardman.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
