While the neighborhood still includes a number of manufactured houses, most of the new residential construction in recent years has been contemporary single-family dwellings equipped with paved driveways and attached garages. Builders have continued using the area’s generous lot sizes, so spacious yards remain the norm regardless of architectural style. Listing prices generally fall between $200,000 and $400,000, though an occasional multi-acre property—large enough for extras like horse stables—can command more. What began as a community of dirt roads now has mostly paved streets, a response to population growth, yet a recent hit-and-run involving a child at a bus stop has residents pushing for additional street lighting. Given the proximity of the river, moderate flood potential exists year-round, and from June through November the area also faces an elevated risk of wind damage during hurricane season.
