About 10 miles from downtown Flagstaff, Doney Park sits in a rural area surrounded by North America’s largest ponderosa pine forest, with views of the San Francisco Peaks. “People who want larger lots and more space for their RVs and horse trailers move here,” says Jason Shafor, sales agent and manager of RE/MAX Fine Properties, who grew up in the area. “They like the country lifestyle and the fact that Doney Park isn’t a traditional suburb.” Most residents live here full-time and commute downtown; shops and restaurants are found outside of the neighborhood, and recreational areas allow for horseback riding and league sports.

Ranch-style and custom-built homes with room for horses
Most homes in Doney Park are modern ranch-style properties on up to 3-acre lots; built between the 1980s and early 2000s, these homes feature stone-edged flower beds, gravel or concrete driveways leading to two-car garages and space to park RVs or horse trailers, and range from $470,000 to $820,000. Metal fences enclose barns and pastureland for horses here. To the southwest, custom-built Craftsman-style homes on 5 acres from the same period sell between $1 million and $1.5 million, with up to five bedrooms, vaulted ceilings and picture windows. “It can be costly to heat a home here because half of residents have propane, while the other half run on natural gas,” says Shafor. “And everyone has a septic system since there’s no water treatment facility nearby.”

Local park for sports and horseback riding
Just south of Sturgeon Cromer Elementary School, the roughly 27-acre Peaks View County Park features an astroturf soccer field and a baseball/softball diamond for youth and adult leagues. A playground here has space for kids to run off energy, and residents exercise their horses at the fenced community equestrian arena; only five parking spaces are available for horse trailers, so owners are encouraged to ride their horses to the park.

Shopping malls with restaurants outside Doney Park
Residents must travel outside the neighborhood to shop and dine. About 6 miles southwest, the Flagstaff Mall offers retailers like Old Navy and departments stores, including JCPenney, while locally owned businesses and health and beauty shops are found further south at Continental Plaza. The Toasted Owl Cafe, also at the Plaza, is a popular brunch spot with a dog-friendly patio that’s often packed on weekends. An owl-themed menu features “owlrageous” omelets and “owlzona” burgers; there’s also vegan options here, too. To the southeast, Mountain View Market carries essentials like eggs and milk, while southwest, Safeway holds a larger selection of brand-name grocery items.

Technology institute at Flagstaff Unified district schools
Students may attend Flagstaff Unified district schools, including Sturgeon Cromer Elementary, then Sinagua Middle, each earning an overall B-minus grade from Niche. At Coconino High, which Niche gives a B-minus, students can join the JROTC program and participate in adventure training and community service activities.

Interstate 40 sits roughly 12 miles southwest and travels 210 miles west to California and about 165 miles east to New Mexico. Historic Route 66 is 8 miles southwest, while Interstate 17 is 12 miles southwest, leading 154 miles south to Phoenix. Highway 89, a few miles west, can take drivers 135 miles north to Utah. Townsend-Winona Road is the neighborhood’s main thoroughfare, and Highway 89 leads about 10 miles southwest to downtown Flagstaff; commute times average 15 minutes. “Residents are very car dependent because public transportation doesn’t come through here, and there’s no sidewalks for people to walk on,” says Shafor. Flagstaff Medical Center and Flagstaff Pulliam Airport sit within 16 miles southwest.

Dry side of the mountains
Doney Park sits on the leeward side of the San Francisco Peaks, which means the area sees less precipitation, and there’s more open space with less trees. “You have a higher fire risk out here because you’re close to where people camp and it’s a lot dryer,” says Shafor. “And you’ll get winds coming through from March to June, which makes things pretty miserable, but for most, the panoramic mountain views make up for it.”
