Ponderosa Trails is a suburban Flagstaff neighborhood of winding, tree-shaded residential streets packed with 21st-century single-family homes offering close access to Interstate 17. “It’s a very active community,” says Eileen Taggart, a Realtor with Re/Max Fine Properties and over 17 years of experience. “We see people walking dogs, moms and dads with their strollers, kids playing outside, walking trails—it’s a very family-oriented community.” The neighborhood is mostly residential, so residents head about 2 miles north into Flagstaff for shopping and dining. “The lots aren’t quite as big as other Flagstaff neighborhoods, so homes may be squished in a bit, but there’s more of a community development plan with neighborhood parks, walking trails and dog parks,” says Danielle Sedillo, a Flagstaff local and realtor with Village Land Shoppe.

Local kids pursue their passions at Flagstaff Unified District schools
Local kids may attend Flagstaff Unified District schools, including DeMiguel Elementary, which earns a B-plus from Niche and offers FACTS (Family and Community Teaming for Students), a before- and after-school program where students can work on homework and enjoy enrichment activities like athletics and building computer skills. Students then move on to Mount Elden Middle, rated B-minus, and the B-rated Flagstaff High, with a robust performing arts department that includes courses in theater, music theory and guitar. Students at Flagstaff High may also opt-in to dual-enrollment courses for college credit through Coconino Community College.
The A-rated Mountain School is within the neighborhood and teaches kindergarten through 5th grade; the charter school is well-known for its engaging curriculum, which includes field trips, guest speakers and project-based learning. “Mountain School has a lottery system for enrollment—so living in the neighborhood doesn’t necessarily mean you go there,” Sedillo says.

Tree-shaded parks and trails in the neighborhood
At Ponderosa Trails Park, residents can host cookouts for family and friends with the park’s picnic and grill equipment while kids enjoy the multi-use field and playground. The 2-mile Ponderosa Trail, a paved, tree-shaded walking path, cuts through the park and leads northeast across the street from Bow and Arrow Park, where residents can shoot hoops on the basketball half-court and lounge on the grassy field. Six miles north, Buffalo Park is a local favorite for its scenic mountain views of the San Francisco Peaks; the grounds also include a mini arboretum of native plants, an exercise course and several trails.

Community events in Downtown Flagstaff
In the summer, Flagstaff residents can attend the free Concerts in the Park series and enjoy evenings filled with music, food and community at local parks. Throughout the year, residents head to Downtown Flagstaff for holiday-themed events, like the Trick-or-Treat Trail, where local businesses pass out candy, and Winter Wonderland in December, where festivities include a tree lighting ceremony, arts and crafts booths and a Santa meet-and-greet. There aren’t any restaurants or stores in Ponderosa Trails, so residents head 2 miles north into Flagstaff for shopping and dining. For groceries, there’s Walmart or Bashas’. Local eateries include Taverna Modern Mediterranean, a Greek restaurant and bar known for their authentic cuisine, handcrafted cocktails and happy hour specials. Next door, Delhi Palace Cuisine of India has been serving authentic Indian cuisine for over 25 years, and Teppan Fuji offers Japanese fare like sushi and teppanyaki in a sleek, modern interior. Less than a mile northeast, residents can start their morning with an espresso from Campus Coffee Bean or end their night with a visit to Grand Canyon Brewing + Distillery, popular for their locally brewed craft beer selection.

Early 2000s Craftsman-style homes
“Ponderosa Trails is one of our newer communities; most of the homes were built in the 2000s around parks and trails,” Taggart says. Residential streets here are tree- and sidewalk-lined with closely packed single-family homes and easy access to neighborhood green spaces. “We call the homes Craftsman-style—almost all of them have front porches and backyards.” Homes here range from $700,000 to $1 million and have between three and four bedrooms, attached garages and up to 7,000 square feet of lot space. Single-family homes are a part of the Ponderosa Trails Homeowners Association, which helps keep the neighborhood streets clean and charges monthly dues, typically between $150 and $200. Early 2000s, three-bedroom townhouses in the neighborhood’s south range from $500,000 to $600,000. There are also several apartment complexes along the neighborhood’s western border.

Getting around Flagstaff
“It’s super easy to get to 1-40 and 1-17,” Sedillo says. Locals typically drive here; Interstate 17 runs along Ponderosa Trails’ western border, granting convenient access north to merge with Interstate 40 and toward Downtown Flagstaff, 4 miles away. Mountain Line bus stops are reachable along Lake Mary Road and connect residents throughout Flagstaff. Flagstaff Pulliam Airport is 2 miles south, so residents may be able to hear occasional air traffic. Flagstaff Medical Center is 5 miles north.
