Urban Southside sits just south of Downtown Flagstaff, with single-family homes, townhouses and condos at area-affordable prices. “There are housing opportunities here for Northern Arizona University students, investors and anyone looking to be near everything downtown has to offer at a more affordable price point,” says Cody Bauer, Realtor for the Foundation Group at Best Flagstaff Homes Realty, who lives in the area. The neighborhood's streets are both walkable and bike-friendly, and homes are set near shops, event venues and a popular food scene. Nearby houses of worship include Flagstaff Christian Fellowship, the Canterbury Episcopal Campus Ministry and the First Missionary Baptist Church.
Mixing townhouses, condos and single-family homes
The neighborhood offers both single-family and multi-family homes, all set along narrow, sidewalk-lined streets. Close to Downtown Flagstaff, townhouses and condos built between the early 2010s and '20s have one to three bedrooms, as well as private garages, rooftop patios and mountain views; prices range from $600,000 to $870,000, depending on a unit's size and floor. Farther from downtown, bungalows built between the 1930s and ‘50s are set on lots of 5,000 to 7,000 square feet, featuring shaded front porches and chain-link-fenced backyards; prices range from $500,000 to $600,000, depending on lot size. Some of these bungalows are used as rental properties.

James Beard nominated eateries and nearby shopping
“The food scene in Southside has captured the attention of respected food aficionados,” says Lori Pappas, Marketing and Media Relations and Vice President of Discover Flagstaff. “We have four James Beard nominated restaurants, including a deli named Proper Meats + Provisions.” As Flagstaff’s first local butcher, Proper Meats curates specialty cuts for their sandwiches; they also have an extensive wine menu. A few blocks south, Dara Thai has been serving curry-infused tofu since 1992. There are eight breweries in the neighborhood, including Mother Road Brewing Co., and several local coffee shops. The Old Town Shops, a strip of locally owned businesses just north across 66, include boutiques and jewelers. Area grocers include Whole Foods Market, found just east. Big-box stores like Walmart and Target are about 3 miles east, and the sprawling Flagstaff Mall is about 6 miles northeast.

Downtown art festival and kids’ activities
Wheeler Park, just north across Route 66, is a hotspot for local events. Every Labor Day Weekend, the park hosts Flagstaff Art in the Park, where 80 local and national artists sell their paintings and handmade crafts; attendees can also enjoy live folk and funk music, plus cold brews in the shaded beer garden. Beside the park, Heritage Square is a gathering place surrounded by shops and restaurants; the Kids Squared event is held here each summer, encouraging local children to make music with objects, learn about animals and explore firetrucks from the Downtown station.
Sports Medicine classes at Flagstaff High School
Local kids may attend Flagstaff Unified district schools, including Lura Kinsey Elementary, which earns a C-plus-grade from Niche, and Mount Elden Middle, which earns a B-minus. At the B-rated Flagstaff High, students can take dual enrollment courses that offer college credit at Coconino Community College; those who study sports medicine may qualify for an internship with the athletic training department. Northern Arizona University is a few minutes south of the neighborhood, offering over 300 degree programs for its more than 20,000 students.

Native gardens, educational center and an event park
On the neighborhood’s southern edge, the 2-acre Elizabeth “Liz” Archuleta County Park features a network of lizard, rock and native bee gardens. Throughout these gardens, abstract paintings represent the area's diverse cultures, and a storybook trail is marked by pages from children’s books; trail audio guides are available in English, Navajo and Spanish. The park is also home to the Willow Bend Environmental Education Center, where local students can learn about climate change and renewable energy. Nearby interstates, public buses and bikeable streets
Southside is bordered north by Historic Route 66. Interstate 40 is 2 miles east, while Interstate 17 is roughly 2 miles south. West and East Butler Avenues are the neighborhood’s main thoroughfares. Mountain Line Public Transit buses travel the neighborhood and the city, and Amtrak trains depart from the Visitors Center station at the northern edge of the neighborhood. Local streets are lined with bike lanes and portions of the Flagstaff Urban Trails System (FUTS); some routes lead to the Northern Arizona University campus. Flagstaff Medical Center sits roughly 2 miles north, while Flagstaff Pulliam Airport is about a 6-mile trip south.
Fire alerts and snowstorms
There's a major fire risk throughout Flagstaff, with the last major fire occurring in the Coconino National Forest in 2022. Pappas says that residents receive fire restriction alerts through social media and local news stations, which describe activities to avoid in relation to the hazard level; nobody is allowed to drag chains behind their vehicles because friction could spark a fire, nor can anyone park in dry, grassy areas. The nearest fire station is located about a mile north. Every winter, an average of 100 inches of snow can accumulate here, and city snowplows clear main thoroughfares, major hills, downtown areas and local bus routes before residential streets; the more snow that falls during one storm, the longer it can take before locals can travel.
