Just a few miles west of Downtown Flagstaff, bordered south by Interstate 40, Timber Sky is one of the newest master-planned communities in the city. Its primary builder, Capstone Homes, broke ground here in 2022, and construction is ongoing. “If someone's looking for a brand-new home in Flagstaff, there’s only a couple places they can choose from—and Timber Sky is one of them,” says David Anderson, an area resident and Realtor with Valley Peaks Realty. According to Anderson, the community attracts retirees as well as families with young children, and both full-time and part-time owners. Residents have easy access to urban conveniences, as well as the nature and outdoor recreation Flagstaff is known for. “You have the benefits of privacy, but you also have access to everything in town,” says Timber Sky resident Nick Steffes, a broker associate with Compass Real Estate. “I'm very lucky to have amazing views of the San Francisco Peaks, and access to the nearby Flagstaff Urban Trail System.”
Brand-new homes at a variety of price points
Construction in Timber Sky began with the Orion phase around 2022; homes in the Adora and Aries phases are currently being built, and future phases have yet to be developed. “There are a few different sections of homes at different price points,” Anderson says. “A lot of the homes have kind of a mountain contemporary feel, but a lot are also more of the traditional Craftsman-style as well,” he says. Throughout the community, there are both single-story and two-story builds, and floor plans range from roughly 1,500 square feet to over 3,000 square feet. Homes have an energy-efficient focus with eco-friendly materials, energy-efficient appliances, and landscaping designed to conserve water; many homes are also equipped with solar panels. Prices start in the upper $600,000s and range to over $1.2 million depending on floor plan, lot size and amenities.

Community pickleball courts and parks with access to nearby trails, golfing and skiing
Within Timber Sky, residents have access to several pickleball courts and pocket parks, and they can become members of the private 18-hole Flagstaff Ranch Golf Course, located just south. A section of the Flagstaff Urban Trails System runs past Timber Sky, enabling local pedestrians and bicyclists to travel nearly 60 miles throughout the city. The Arizona Snowbowl Ski Resort, popular with both new and experienced skiers, is less than 20 miles south, stretching across the San Francisco Peaks and reaching an elevation of 11,500 feet.
Grocery, retail and dining options within a few miles
Heading a few miles east towards the city, there are plenty of shopping and dining options. Grocery stores include Bashas’ and Safeway, and there are also retailers like Target, Walmart and Kohl’s. Locally owned eateries include Delhi Palace Cuisine of India for traditional Indian cuisine, and Taverna Modern Mediterranean for Greek fare; there are also lots of national chain restaurants, like Olive Garden, Red Lobster and Buffalo Wild Wings.

Learning in the Flagstaff Unified School District
Local students are served by the Flagstaff Unified School District. DeMiguel Elementary earns a B-plus rating from Niche, while Mount Elden Middle receives a B-minus.
