Throughout University Heights-Highlands, most residential streets are shaded by mature pine and oak trees. Toward the center and to the east, streets are narrow, bisected by grassy or rocky medians, and lined with Craftsman-style homes or split-level ranch-style houses built in the 1970s and ‘80s. Both these styles feature stone-edged foundations, two-car garages and up to quarter-acre lots, and prices range from $650,000 to $775,000. In the western end, Craftsman-style homes from the late ‘80s to mid-’90s are set along wide, sidewalk-lined cul-de-sacs; most of these houses have covered porches, manicured front yards and up to three-car garages, and prices range from $800,000 to $990,000. Driveways are often wide enough to park trailers or RVs, and basketball nets are a common sight. According to Tait, the neighborhood has neither homeowners associations nor short-term rental restrictions, so homeowners are free to rent out their properties.Some university students live in two-story condos near the neighborhood’s northern edge; built between the ‘80s and ‘90s, a roughly 500-square-foot one-bedroom ranges from $230,000 to $275,000, while a two-bedroom with 800 square feet ranges from $320,000 to $340,000. There are no wild college parties here, so neighborhood noise pollution is more about traffic. “We have a saying here in Flagstaff: you either get freeway noise, train noise or both. Here, you get freeway noise, especially toward the north near I-40.”
Fun at the County Fair
Every Labor Day weekend, Fort Tuthill County Park, roughly 4 miles south, holds the annual Coconino County Fair. Fairgoers can enjoy carnival-style rides, a beer garden, and fresh-made corn dogs and cotton candy, all to a soundtrack of live reggae or classic rock. There are magicians and jugglers to entertain the kids, and farmers showcase their favorite livestock. University Heights-Highland residents have to leave the neighborhood to do most errands and dining. About 2 miles north and across I-40, fast-casual Your Pie Pizza serves chicken-pesto, barbecue and make-your-own pizzas in a rustic brick-and-wood setting. Across the street, Tacos Los Altos offers traditional Tex-Mex fare and a salsa bar. Grocery options like Walmart, Safeway and the family-owned Bashas’ are within 3 miles northeast, and further northeast, the Flagstaff Mall has department stores like JCPenney.Playground climbing, biking and winter sledding
Joggers and bikers can enjoy about a mile section of the paved Flagstaff Urban Trail System here, which runs parallel to University Heights Drive, the neighborhood's major thoroughfare. Inside the neighborhood, the 1-acre University Highlands Park is within walking distance of many homes; kids can climb the merry-go-round's rope tower, families can picnic under the shade of mature pine trees, and neighbors can walk their dogs and themselves along a paved path. Local little league games are held at the park's adjacent athletic field. The neighborhood is bordered north by Interstate 40, while Interstate 17 is found about 2 miles east and Historic Route 66 is 12 miles northeast. University Heights Drive is the neighborhood’s main thoroughfare, leading roughly 4 miles northeast to downtown Flagstaff. Mountain Line Public Transit buses make stops along the neighborhood's eastern edge, and Amtrak trains depart from the Visitors Center station downtown. Most residential streets have sidewalks, and bike lanes run parallel to I-40. Flagstaff Medical Center sits about 5 miles northeast, while Flagstaff Pulliam Airport is 5 miles south.Dual enrollment program at Flagstaff Unified district schools
Local kids may attend Flagstaff Unified district schools, including Manuel Demiguel Elementary, which earns a B-plus from Niche, and Mount Elden Middle, which earns a B-minus. At the B-rated Flagstaff High, students can dually enroll in courses on astronomy, math or sports medicine – to name a few – through nearby Coconino Community College.
