King Avenue Plus, a community on Flint's north side, has enough community parks that most homes will be within walking distance of at least one. It's a well-established part of the city; there are homes dating to the early 1900s, and the newer ones are from the 1970s. "Flint has a long history, so you aren't going to see a lot of new development," says Kevin Flowers, a Realtor with Keller Williams First. Martin Luther King Avenue runs north-south down the center of the neighborhood.
Most streets in King Avenue Plus have sidewalks running along both sides of the street.

Bungalows, Foursquares and other 20th-century home styles
Among the homes, which are typically under 1,500 square feet, are bungalows, Foursquares and Cape Cods. Basements and garages are common. Prices range from about $12,000 to $125,000. "The types of houses that investors go after are in the 10s, 20s, 30s," Flowers says. He explains that homes on the high end of the range may have been renovated yet may still be affordable for buyers who plan to live there. "There are houses $80,000 and below that have been fully updated. That's pretty cheap, in the state of Michigan for sure." Lots may be fenced-in, and there are trees and sidewalks throughout the neighborhood.

Several small parks and one big one in the neighborhood
King Avenue Plus is home to four small community parks, including Dewey Park and Iroquois Park, which have playgrounds and basketball courts. Iroquois has also participated in a free summer lunch program for kids. Much bigger is Max Brandon Park, known by some as Forest Park. With over 100 acres, it's one of Flint's largest open spaces. There are trails, a basketball court and wetlands with boardwalks. Nature photography hikes and big events like the Juneteenth Celebration Parade bring neighbors together. To the northwest is Flint Lake Park, which is popular for fishing.

Community hubs provide revitalization, resources and activities
There are several community centers in or close to the neighborhood. Sylvester Broome Empowerment Village (SBEV), across the street from Dewey Park, has a well-attended afterschool program and more than 20 youth programs in academics, arts and athletics. The facility distributes fruit, vegetables and fresh water in containers. Though the EPA said Flint's water was safe in 2018, using filtered water for drinking has been recommended since the lead contamination crisis in 2014. The Flint Development Center, on the east side of Max Brandon Park, provides free water testing at The Flint Community Lab. The center offers senior programming, job training, youth activities and summer camps.
To the east is Berston Field House, which has been an important part of the community since 1923. As an enrichment center, Berston offers activities in athletics, arts and culture. Mentoring programs and the Success Center provide numerous resources. In 2025, a 57,000-square-foot addition was in the works, with plans for a basketball court, elevated track, boxing ring and art and music studios.

A few stores and eateries close to home, but more downtown
A Dollar General and Hinky Dinky Supermarket, which is more of a convenience store, are some of the closest spots to home. On the other side of Max Brandon Park is a bigger store, Mr. B's Supermarket, and to the north is Landmark Food Center. Restaurants along Saginaw Street include City Diner and Golden One, which specializes in fried fish and chicken. Downtown Flint, about 3 miles to the southeast, has more restaurants and shops. The Flint Farmers' Market, held year-round on Tuesdays, Thursdays, and Saturdays, hosts events like the Flint Handmade Spring Craft Market in April, Pavilion Opening Day in May and the Christmas in July Night Market.
Mr B's Supermarket has been the grocery destination of choice in King Avenue Plus since the 90s.
King Avenue Plus shoppers can find produce, meat, and dairy at Flint Farmers Market downtown.

Public schools include STEM academies for elementary and middle school
One of the area public schools, Brownell STEM Academy, serves kindergarten through fifth grade and earns a D grade from Niche. Holmes STEM Middle School Academy serves sixth through eighth grades and receives 2 out of 10 from GreatSchools. C-rated Flint Southwestern Classical Academy, an authorized International Baccalaureate World School, finishes seventh grade through graduation. Students may apply for enrollment at other schools through the Flint Community Schools district's Schools of Choice program. Charter schools are another option in the city.

Buses, cars events on Saginaw Street, I-75 and commutes
City buses with the Mass Transit Authority (MTA) serve the neighborhood, with routes running on Martin Luther King Avenue and Dupont and Saginaw streets. Saginaw Street runs through downtown Flint and is the central location for the Back to the Bricks car show and event series. "It happens for a couple of days in the summer. For the most part, it's mainly down Saginaw Street. A lot of places set up food trucks," Flowers says. The neighborhood is a few miles from Interstate 75, which is to the west, and Interstate 475, to the east. People commuting to the McLaren Flint hospital have a trip of about 3 miles, and it's about 5 miles to the General Motors Flint Assembly plant. Bishop International Airport, about 8 miles away, has flights on American Airlines, Allegiant Air and United Airlines.
