Circle Neighborhood has working-class homes around a storied golf club
When the Flint Golf Club was built over 100 years ago, Circle Neighborhood was nothing more than an open field conveniently located south of the city. During the mid-1900s automobile boom, rows of one-story homes were added around the prestigious golf course to house a growing factory workforce. When the auto industry crashed, Circle Neighborhood was able to avoid some of the dilapidation that affected other areas of the city. There are very few vacant lots, and many homes, especially those around the golf course, have been well-maintained. As a result, housing prices often slightly exceed the city average.
Vintage homes with a high renter population
Most of the neighborhood consists of ranch-style homes or bungalows from the 1950s and '60s. The streets are gridded and lined with cracked sidewalks and streetlamps. "Many of the homes have a vintage feel," says Realtor Jamie Pratcher with Century 21 Signature Realty, who has experience throughout the city. "And there's a high renter population." On Circle Drive, which curves around the golf course, there are some larger properties and more spacious yards.
"Homes along the golf course can be more expensive, but everywhere else is about the same as the rest of the city's south side," says Dana Korth, an agent with Weichert, Realtors - Grant Hamady, who has over 10 years of experience selling in Flint. Properties needing renovations start at just under $50,000, and move-in-ready homes go between $75,000 and $150,000. Homes with two stories or proximity to the golf course can get up to $200,000.
The Flint Golf Club is over 100 years old
Established in 1910, Flint Golf Club's first members were big names in the auto industry, including the founders and executives of Chrysler, Chevrolet and General Motors. The course is an 18-hole design by two-time U.S. Open winner William Park Jr., and the modern clubhouse has a pool and fine dining restaurant. Members meet up for holiday brunches and fresh seafood at the annual Raw Bar.
Genesee County has school-of-choice attendance
Freeman Elementary School is located just south of the neighborhood. The school receives a D-plus grade from Niche. Middle schoolers move on to Holmes STEM Middle School Academy, which is unrated by Niche. The C-rated Southwestern Classical Academy has an International Baccalaureate curriculum for high schoolers. Flint Public Schools is a school-of-choice district, meaning families can apply to attend anywhere in Genesee County. Nearby alternative options include the International Academy of Flint, a public charter school for kindergarten through 12th grade.
A small kayak launch and updated public parks
Thread Lake Park's shoreline is mostly private property, but there's a small dock at the end of Winans Road for launching kayaks and fishing.
Right behind Freeman Elementary, Farnumwood Park has two playgrounds, including one that was added in 2021. A few blocks away, Windiate Park's basketball court got a refresh in 2022 and is now brightly painted with a mural that reads: "Where there is unity, there is strength."
Thrift stores and soul food at the small Dort Mall
The Dort Mall shopping center makes up the neighborhood's southeast corner. Although several storefronts are vacant, locals can find a few secondhand shops like Bargain Hunterz. Across the street, there's Dollar Tree and Burton Pharmacy, and for groceries, Gordon Food Service and Meijer are less than a mile east. Several nearby food pantries include South Flint Soup Kitchen and the Food Bank of Eastern Michigan.
Restaurants in the area include Sumtin' 2 Eat for soul food, and Big John Steak & Onion, the flagship location for a sandwich company that now has 15 locations across mid-Michigan. The Machine Shop Concert Lounge is a small live music venue with regular rock and metal shows.
Located near a hospital, farmers market and interstates
Downtown Flint is about 4 miles north and is home to one of the city's top attractions — the year-round Flint Farmers' Market. The nearest hospital, Hurley Medical Center, is about 5 miles north, and Bishop International Airport is about 6 miles away. Less than a mile from all homes, the Interstate 69 and Interstate 475 interchange provides direct access to Lansing or Detroit.
Crime and recommended water filtration
The overall CAP Index Crime Score is 6 out of 10, compared to the national average of 4; however, some categories of violent crime score as high as 9 out of 10.
Flint's tap water was contaminated with lead in 2014, and it wasn't until 2016 that the water met federal safety requirements. Even then, the Environmental Protection Agency continues to recommend that residents use water filters as the city completes an overhaul of its pipe infrastructure.
