Evergreen Valley has a variety of homes in a convenient location
Evergreen Valley is an area south of Interstate 69 and a couple miles west of Interstate 475. “It’s conveniently located to major expressways. I'd consider it the south side of town," says Matika Smith Fisher, an associate broker with Keller Williams First, who grew up in Flint. "Back in the day, this was the elite side of town, but a lot has changed as we've lost manufacturing jobs." The General Motors Flint Assembly plant is still in operation, and another notable job site is McLaren Flint hospital; both are about 7 miles away.
Main roads Lippincott and South Center make navigating to and from Evergreen Valley easy.

1950s and '60s home styles; the demolition of Atherton East
The residential streets with single-family homes are concentrated south of Lapeer Road and north of Lippincott Boulevard. Lots are evenly spaced, and driveways and detached garages are common. The streets have sidewalks, and trees are in front of most houses. "Homes are from the '50s to '60s, primarily. You've got ranches, colonials, tri- and bilevels… a lot of everything," Fisher says. Prices range from about $40,000 to $150,000.
Several apartment complexes are located south of Lippincott Boulevard. In 2025, the city was moving forward with the demolition of the former Atherton East public housing development, after most of the residents vacated in 2022. Blight issues, including illegal dumping and alleged arson, had been an issue in the intervening years. The area is also on a floodplain. In the spring of 2023, Flint City Council approved an agreement with Genesee County Habitat for Humanity to rehabilitate homes in south Flint, including areas around Atherton East. As of the summer of 2025, the area’s future was uncertain.
The majority of Evergreen Valley's residential streets are lined with efficiently-spaced ranch homes.

MTA buses, Flint Station and Bishop International Airport
Flint's Mass Transit Authority (MTA) buses run in the neighborhood. The Lapeer Road route goes from the Northrup-Abrams Transportation Center to Meijer on Center Road in Burton. Stops include the Dort Financial Center and the Flint Station for MTA connecting buses, Indian Trails buses and Amtrak service. Another route runs from Northrup-Abrams, east to Averill. The Bishop International Airport is about 7 miles to the southwest, with flights on United Airlines, American Airlines and Allegiant Air.
Retail and dining options in all directions
North of Lapeer Road, there's a shopping center with a few stores, like Dollar Tree and Ashley Furniture, though others have been shuttered. A bit farther north, on the other side of I-69, is Courtland Center with more businesses. There’s an Aldi and other brand-name stores in the area. B's Bowling Center has leagues like the Rum Bucket Bowling League, which advertises a fun and flexible experience with "no serious bowlers allowed."
To the southwest, close to Atherton Road, is Dort Mall. It has also had some business closures, though some remain, such as Perani's Hockey World and Bargain Hunterz thrift store. Restaurants include Sumtin’ 2 Eat, which specializes in comfort food, including stuffed turkey legs. The Machine Shop Concert Lounge is known for rock, metal and outlaw country music shows. There are more stores and restaurants, as well as a Meijer supermarket, to the east on South Center Road.
A local Dollar Tree provides Evergreen Valley residents with a thifty shopping option.
Evergreen Valley is minutes from the many concerts and sporting events at Dort Financial Center.

Trees have been added to the area’s parks
South of Lippincott Boulevard is Atherton Park, which is adjacent to a site that once housed an elementary school. The park had been included in the South Flint Community Plan, in collaboration with the Genesee Conservation District and the City's Blight Division. Improvements have included tree plantings and the removal of invasive plants.
North of I-69, Cook Park has a playground and basketball courts. Events held at the park have included Walk with a Doc, a free doctor-led walk for health, and a back-to-school supplies giveaway hosted by Little Miss Flint, a well-known activist and community fundraiser. In April 2025, the park was included in a tree planting initiative by Area 7 Rotary Clubs and the Flint River Watershed Coalition. Brennan Park, a couple of miles west of Evergreen Valley, hosts a popular gathering, the Southside Reunion, in August.
The open spaces at Cook Park are used in a variety of ways by residents of the neighborhood.

Dort Financial Center events and the Flint Farmers’ Market
"One highlight of Evergreen Valley is it's within walking distance of the Dort Financial Center," Fisher says. The sports and entertainment complex on Lapeer Road has a capacity of over 4,400 and hosts events like kids shows, comic cons and wrestling matches. It's home to the Flint Firebirds, a major junior ice hockey team in the Ontario Hockey League.
Downtown, about 4 miles west, includes the Flint Farmers' Market, which is open on Tuesdays, Thursdays and Saturdays year-round. The market hosts the Flint Handmade Spring Craft Market in April, Pavilion Opening Day in May and the Christmas in July Night Market.
Enrollment in the Flint Community Schools district
Freeman Elementary School, serving kindergarten through sixth grade, earns a D-plus from Niche. Flint Southwestern Classical Academy serves grades nine through twelve, though it also has a Middle Years Program for seventh through tenth grade. The academy receives a C and is an authorized International Baccalaureate World School. Flint Community Schools district's Schools of Choice program is available by application. Specialty schools include elementary and middle school STEM academies

Flint passes conditions of the EPA’s Safe Drinking Water Act
The U.S. Environmental Protection Agency (EPA) announced in May 2025 that Flint had completed the EPA's Safe Drinking Water Act requirements and the emergency order dating to 2016 was lifted. During the time period before the announcement, the EPA and other agencies had recommended that water filters remain in use.
