Grand Traverse has front-row seats to downtown Flint
Grand Traverse is directly west of downtown Flint, just a few blocks from city festivals, farmers markets and local businesses. “You’re within walking distance to downtown, which has a lot going on and plenty of great restaurants,” says Bridget Brown, a Realtor with Re/Max Edge who has sold homes all across Flint. “But housing inventory in this area is very limited.” Although the neighborhood has struggled with run-down properties and high crime, Grand Traverse has front-row seats to city growth as new investments come to downtown Flint. The Grand Traverse District Neighborhood Association also organizes neighborhood clean-ups and advocates for city support.
Less than half a mile from Grand Traverse is the diverse shopping and dining of Saginaw Street.

Historic homes are split up into multiple units
Many of the Victorian estates and Craftsman-style American Foursquares in Grand Traverse date back to the late 1800s and early 1900s. Over the years, several have fallen into disrepair; some were torn down, leaving vacant lots. Those that remain have typically been split into multifamily units. “Many of the homes are rented out,” says Dana Korth with Weichert, Realtors - Grant Hamady, who has over 30 years of experience selling in the city. “There’s a significant student body here, from U of M Flint or Mott Community College.” Prices for homes that need major renovations can start as low as $15,000, while those with more recent updates range between $50,000 and $150,000. Some properties that border Swartz Creek are at a slight risk of flooding and may need additional insurance.

Browse through books and board games
Totem Books is a neighborhood mainstay stocked shelves of books and vinyl, with regular live music nights and a plant-based café and juice bar. When it was broken into in 2024, the community rallied around the beloved local business to raise thousands of dollars for repairs. Just down the street, Great Escape Gaming has a large selection of board games and community tables for Dungeons & Dragons campaigns and card tournaments. Rounding out the small retail hub, White Horse Tavern is an old-school burger spot that's been serving Flint since 1973.
Totem Books is widely considered a community hub that bring Grand Traverse residents together.

Just a few blocks away from downtown Flint
Residents are less than a mile from downtown Flint, the site of summer car shows, late-night dive bars and popular restaurants. “Cork on Saginaw is one of my favorite spots to eat,” Brown says. “It’s chef-owned and woman-owned, with a lot of farm-to-table cuisine.” A highlight of downtown is the Flint Farmers Market, which happens all year round, three days a week. “You can find all sorts of Michigan-made products at the farmers market,” Brown says, “and upstairs there’s a nice bar with a balcony.” Major investments have been moving in to downtown Flint, notably a $21 million YMCA opening in 2025.
Current parks and plans for the future
In 2009, the Grand Traverse District Neighborhood Association turned an empty city block into Memorial Park, a community green space. The grassy field is home to a playground, basketball court and paved walking trail with exercise equipment stations.
Grand Traverse also borders Chevy Commons, known as "Chevy in the Hole," one of the the city's largest park projects. The former Chevrolet plant is being transformed into Genesee County’s first state park, with a signature playground, garden and other facilities. The Flint River, which runs through the park, is being redirected to allow for more fishing and kayaking. There is no set date for the park's completion.

Public schools and other high-ranking options nearby
Flint participates in school choice, meaning students can apply to any school in the city and surrounding suburbs. Within Flint, nearby Eisenhower Elementary receives a D-plus rating from Niche. Holmes STEM Middle School Academy is rated 2 out of 10 by GreatSchools. Southwestern Classical Academy, for high schoolers, receives a C.
Nearby alternative options include faith-based Powers Catholic High School, which gets an A grade. In the heart of downtown, Flint’s top public high school, the A-rated Genesse Early College, partners with the University of Michigan’s Flint campus to let students graduate with an associate degree.

Hop on the expressway or the public bus
Grand Traverse is close to the interchange of I-475 and I-69, which head out to Lansing, Detroit and the Canadian border. Bishop International Airport is 5 miles south via I-69. Flint’s public bus also has routes that run from Grand Traverse to nearly every major location in the city, including the airport, all three college campuses and both Hurley Hospital and McLaren Hospital. For errand runs, residents typically head 3 miles to Kroger or Target.
Crime rates and an update on Flint’s water
The neighborhood's CAP Index crime score is 9 out of 10 compared to the national average of 4. Overall, the city has seen a downward trend in crime rates since 2021, as it has increased public safety initiatives that target gun violence.Flint tap water became unsafe due to lead contamination in 2014. Although the Environmental Protection Agency declared the water safe in 2016, the city is still working to update its water infrastructure. For now, the EPA recommends all residents use filters for tap water. Crossover Outreach, a community nonprofit in the neighborhood, provides safe drinking water while functioning as a free pantry with food, sanitary supplies and clothing for residents in need.
