School and home renovations are revitalizing Metawanne Hills
Directly north of Flint’s largest hospital, Metawanne Hills is a residential neighborhood showing signs of growth. Investments in new schools and remodeled homes are helping reinvigorate the community alongside the rest of the city. Commercial activity and park access are not as available as in some nearby neighborhoods, but Metawanne Hills is nevertheless conveniently situated close to downtown Flint and a handful of recreational amenities.
Investment homes are increasing supply and property values
Since 2021, the average home value in Metawanne Hills has increased by roughly $15,000, a result of investors coming in to fix up homes in the neighborhood. The increasing supply of move-in-ready Colonial Revival and American Foursquare homes now tend to sell for just under $100,000. Meanwhile, cottages and other starter homes still in need of repairs tend to sell for $10,000 to $40,000.
New STEM academies and private religious options nearby
Flint public schools follow a school-choice system, meaning students can apply to attend their preferred school. Students can begin at Doyle Ryder Elementary, which receives a D-plus rating from Niche, followed by Holmes STEM Middle School Academy, currently unrated. In 2024, city leaders cut the ribbon on a new campus for Holmes, featuring new amenities like a running track and community center. For high school, most students in the neighborhood graduate from Southwestern Classical Academy, rated C. Private religious and charter schools are popular alternatives, including A-rated Powers Catholic High School.
Short walks to Rey’s Pizza Shop and downtown businesses
There aren't many businesses in Metawanne Hills, and most commercial activity consists of small retail spaces like Midway Market, which offers light groceries and prepared foods. Locals love the chicken alfredo and meat-lovers pizza at Rey's, a no-frills pizza shop and the neighborhood's only dedicated eatery. A larger supply of restaurants and shops can be found southward on Martin Luther King Avenue, which heads directly into downtown Flint, where even more options sit on Saginaw Street. The closest grocery store to Metawanne Hills is a Save A Lot about a mile away.
Walkable to Bassett Park and the Genesee Valley Trail
Metawanne Hills is full of tall trees and green lawns. Ramona Park, a small green space in the middle of the neighborhood, has a grassy field popular for picnics and community gatherings. Several other options are a short drive away. Bassett Park, one of Flint's largest parks, is less than a mile away, offering tennis, baseball, a playground and a community center that puts on public events. Thanks to its tree coverage and pavilions, Ballenger Park is a popular option for picnics and barbecues. A few blocks south in the Carriage Town Historic District, residents can pick up the Genesee Valley Trail or the Flint River Trail for hikes and bike rides across the city.
Easy commutes to Hurley Medical Center
Commuting from the neighborhood isn't too difficult, given Metawanne Hills' location near downtown. Some residents even walk to their jobs at the Hurley Medical Center, just south of the neighborhood, or to Kettering University, a bit further south. Most streets in the neighborhood run next to a sidewalk, and surrounding major roads have bus routes.
Pipe replacement nearing completion
In 2014, Flint residents saw dangerous levels of lead enter their tap water due to improper water treatment. As of February of 2025, the push to replace all contaminated pipes in Flint is nearing completion. However, the Environmental Protection Agency still recommends residents use a water filter.
The neighborhood also contends with higher-than-average rates of crime. The CAP Index Crime Score for Metawanne Hills is only one point higher than the national average for overall crime, but the neighborhood data includes high rates of violent crime.
