Southwest Flint is mostly residential but close to the downtown area
Though Southwest Flint is only 2 miles from Downtown Flint , it has more of a suburban feel than some city neighborhoods. It overlaps several parks and is primarily residential, with sidewalks, front lawns and plenty of trees. The Flint River is on one side of the neighborhood, and Swartz Creek and Interstate 69 are on the other. "Flint is making a comeback, there is a draw for people to come to Flint — that extends for sure into real estate," says Theresa St. Dennis, a Realtor with Keller Williams First, who has listings in the neighborhood and over 30 years of experience.
Vintage architecture, restored homes and fixer-uppers
Most of the homes in Southwest Flint were built before the 1950s. Vintage architecture includes early 1900s Tudor Revivals, colonials and bungalows. Houses built in the second half of the century include Cape Cods and ranch-style homes. While some homes have been restored or upgraded, others need some "TLC," according to listings. "There are always going to be investors looking for distressed properties," St. Dennis says. Though there aren't many apartments in the neighborhood, homes used as rentals are common. Prices range from about $26,000 to $410,000. The low end can include those marketed as "needing TLC," whereas the properties on the high end of the range may feature historic architecture, square footage from 2,500 to 4,000, and lots over a 1/4 acre.
Activities and events in the parks surrounding Southwest Flint
On the northeast side of the neighborhood, the 67-acre Chevy Commons County Park includes a portion of the paved, multiuse Genesee Valley Trail, which extends from the city of Swartz Creek to an area near Downtown Flint. The park is used in August for running events of the Crim Festival of Races, which is associated with the non-profit Crim Fitness Foundation. To the south is a large swath of parkland and recreational facilities, with Kellar Park, Swartz Creek Golf Course, the Flint Tennis Club and a skate park. A new 230-acre state park, partially finished, is anticipated to be completed in 2026. Its connector trails will link various parks and natural areas along the river and creek. Sarginson Park, a small community park on the west side, has swings, a field and a basketball court. Memorial Day Outreach, a Christian-based event at the park, features worship, activities and refreshments.
The Flint Community Schools district and private options
Kids in Southwest Flint may attend Eisenhower Elementary School, which serves kindergarten through sixth grade and has a D-plus grade from Niche. Flint Southwestern Classical Academy, for seventh through 12th grades, is rated C. Flint Community Schools district has a Schools of Choice program for enrollment flexibility. Specialty schools include STEM academies at the elementary and middle school levels. Other public establishments are the International Academy of Flint, a charter for all grade levels, rated C-minus; and the Michigan School for the Deaf, which is in the neighborhood. Also in Southwest Flint is Powers Catholic High School, a co-educational school that earns an A from Niche. Powers offers dozens of sports and extracurricular activities and a summer camp for rising kindergarten through eighth grade students. Proximity to Kettering University and the University of Michigan is a plus for area graduates.
Three interstates close by, bus service, commutes and the airport
Interstate 69 meets Interstate 475 close to downtown, and its junction with Interstate 75 is to the southwest. Flint's Mass Transit Authority (MTA) bus service for the neighborhood is on the Miller-Linden and Beecher-Corunna routes. Both run from the Northrup-Abrams Transportation Center and stop at numerous locations. The Flint Station downtown has connections for MTA buses, Indian Trails buses and Amtrak. Southwest Flint residents working at the General Motors Flint Assembly plant or McLaren Flint hospital have a commute of under 2 miles. It's about a 5-mile drive to the Bishop International Airport, which has service on several carriers. More than $50 million in federal grants introduced in 2024 and 2025 provide funding for airport projects, including noise mitigation, air quality improvements, infrastructure repairs and redevelopment.
Several businesses in the neighborhood, and more within a few miles
Southwest Flint has a limited number of businesses, though one of these, La Azteca Taco House, has been open since 1966. Seoul Market offers a variety of Asian goods; many are from Korea and the Philippines. A couple of blocks away, Gordon Food Service Store has a variety of produce and grocery products, including bulk items. More stores — mainly national brands and big-box stores — are found a few miles to the southwest, near the interstates. Downtown has more of an independent vibe, with small businesses and specialty shops. Downtown's Flint Farmers' Market is open three days a week, year round, with special seasonal and holiday markets on occasion.
Flint passed the requirements of the Safe Drinking Water Act
In May 2025, the U.S. Environmental Protection Agency (EPA) announced Flint's completion of the EPA's Safe Drinking Water Act provisions and lifted an emergency order dating to 2016. Before this, following the lead contamination crisis, it had been suggested by the EPA and other agencies that residents continue using water filters.
