While the University Avenue Neighborhood once struggled with crime and urban decay, residents from surrounding communities wanted to see a change. Anchored by Kettering University, Hurley Hospital and the University of Michigan-Flint, this corridor connects Carriage Town, Mott Park and Downtown Flint. With so many parties depending on the stability, surrounding communities and the organizations that call it home have stepped up to help revitalize the neighborhood. The University Avenue Corridor Coalition, founded by Kettering University, brings together residents and organizations invested in beautifying the area.
“Since 2012, when the coalition was established, it has done a great job of eliminating blight, reducing crime, and creating a sense of community cohesion,” says Jack Stock, Kettering University’s Director of External Relations and member of the coalition. “We work with neighborhood associations closely. We meet monthly, talk about upcoming events and how we can support one another.” It takes a village, and this neighborhood's village has shown up over the past decade, revitalizing parklands and creating events to unite community members.
Kettering University is a private university founded in University Avenue Neighborhood in 1919.

State Park, surrounding greenspaces and Atwood Stadium
Greenspaces are plentiful within just outside of University Avenue. Mott Recreation Area is less than a half mile west and features a disc golf course, a fishing pier and a playground. During winter months, people sled down its slopes. Chevy Commons has an extensive walking trail and ample open field space south of this neighborhood.
The University Avenue Neighborhood’s placement along the Flint River means it is in the direct path of the city’s new 230-acre state park. Stretching 3 miles along the river’s edge, the park will connect existing parks and natural areas, including Mott Recreation Area and Chevy Commons. This massive park will create an outdoor experience of five park units and connector trails. It is Genesee Count’s first state park. Construction has started and is expected to go on through 2026. “The investment is sizable; it’s going to be a shining gem,” Stock says.
Atwood Stadium is located in the center of this neighborhood and was handed over from the city to Kettering University in 2013. The transition proved fruitful, as the stadium now hosts soccer matches, Flint City Bucks games, little league football matches and annual events, including the Halloween Trunk-or-Treat. “By renovating it and bringing in pro soccer teams, both men and women, and having the children be able to play sports in the stadium, that’s major,” Stock says. “This intentional outreach to make the area between downtown and our campus a healthier community has paid big dividends.”

Plenty of ways to get involved in University Avenue
The University Avenue Corridor Coalition offers plenty of opportunities to get involved. From neighborhood cleanups, called Service Saturdays, to beautification efforts, hundreds of students and community members work together to create a safe, clean environment. They often partner with the Mott Foundation, Flint River Watershed Coalition and Flint River GREEN, offering opportunities to volunteer and help maintain the corridor and beyond.
Affordable, longstanding homes
While 71% of University Avenue Neighborhood residents rent, a handful of single-family, owner-occupied homes exist. Houses barely hit the market, but when they do, they generally sell between $30,000 and $60,000 for fixer-uppers and up to $100,000 for move-in-ready options. This is far cheaper than neighboring Mott Park and Carriage Town, although owners have similar conveniences. Four Squares, bungalows and various colonial-style homes are the most common. Most were built in the 1920s and 30s and generally sit on about a quarter acre each. Detached garages provide off-street parking. Some homes have been demolished, so there are also open lots for development.

Highway access, Bishop International Airport and Hurley Hospital
This neighborhood is halfway between Interstates 75 and 475 and a few blocks north of Interstate 69. MTA Flint’s Route 4, also called the Civic Park bus, runs along University Avenue and provides a public transit option. Bishop International Airport is 5 miles southwest and can be reached in less than 15 minutes by car. Residents don’t have to go far for 24-hour medical care, with Hurley Medical Center towering over the northern end of the neighborhood.
Merchants on University Avenue, Flushing and Corunna Road
While the University Avenue Neighborhood is small, it’s home to a few restaurants and services. “There’s a great deal of cohesion between homeowners and businesses,” Stock says. “Those that have remained in the area through the hard times, and those that have been introduced in the last 10 years or so.” Along University Avenue, The Poke Bowl offers healthy menu options. Sal's Gym is just across the road, and on warm days, gym-goers can be seen exercising on its outdoor patio.
It’s roughly a 2-mile drive – usually around five minutes – to the intersection of Flushing Road and North Ballenger Highway, home to a Save A Lot and various restaurants. Golden Gate is a laid-back diner known for its breakfast menu. Corunna Roda is about 3 miles southwest and can be reached in less than 10 minutes. It houses big box stores such as Kroger and Walmart, chain restaurants, locally owned establishments and entertainment venues like Cinemark Flint West 14.

Durant-Tuuri-Mott, Carman-Ainsworth Middle School and Southwestern Classical Academy
Flint offers schools of choice, so students can attend any school within the Flint Public School District or surrounding suburbs. Nearby public schools include Durant-Tuuri-Mott which has a D rating on Niche and serves pre-kindergarten through sixth-grade students. Carman-Ainsworth Middle School is in the South Side neighborhood and has a C-minus rating. Southwestern Classical Academy has a C-rating and serves the area’s high school students.
Carman-Ainsworth Middle School earned a "C" rating in 2025, according to Niche.com.
Southwestern Classical Academy in Flint has 461 students in grades 9-12, according to Niche.
