A convenient, relatively affordable suburb along the Tennessee River
Singing River Bridge crosses the Tennessee River and leads straight into East Florence. Bordering the Historic Downtown district, the community offers easy access to all the local shops and restaurants on Court Street and the University of North Alabama. “It’s got some of the most affordable homes in the city,” Samantha Lamb says. A UNA graduate and local Realtor with South Main Realty, Lamb adds, “it’s also right by all of the big box stores and chains on Cox Creek Parkway.” Along with these conveniences, East Florence recently became home to a brand-new riverside park and nature trail.
East Florence has some of the most affordable homes in town
East Florence has some of the lowest home prices in the city. The average one-bedroom bungalow or minimal traditional home ranges from $50,000 to $100,000. Many of the houses here haven’t been updated since they were built, between the 1920s and ‘50s. The older fixer uppers can go for as low as $30,000, while the few recently renovated homes can cost closer to $200,000.

A new splash pad, nature trail and the county's only bowling alley
East Florence is home to city’s newest recreational amenity. Opening in 2024, River Heritage Park features a large modern playscape and a splash pad that operates from May to September. It also offers easy access to the new River Heritage Trail, which travels about a mile down the Tennessee River. The city plans to eventually extend the trail further west to McFarland Park, where folks can fish off the piers and launch boats straight into the water. New pickleball and tennis courts recently opened at Veterans Memorial Park, just outside East Florence. And the county’s only bowling alley, Lauderdale Lanes, borders the community’s north end.

Two commercial corridors border the community
Florence Boulevard is a commercial corridor bordering the north end of East Florence. It has a Walmart Neighborhood Market, fast food chains and a few strip malls with national retailers like Hobby Lobby and Harbor Freight. Foodland Darby Drive is the closest grocery store, right across the street. More big box stores and chain restaurants cluster around Cox Creek Parkway about 2 miles east. The Marriott Shoals Hotel & Spa is home to Swampers Bar and Grille, which hosts live music every night of the week.
Locals can shop and dine at Florence Square.
Walmart Florence Market provides groceries for multiple neighborhoods in the area.

The Florence Academy of Fine Arts offers nine pathways
Florence City Schools earn an overall A on Niche. Preschoolers can start at Weeden Elementary, which scores a solid B, and move on to Florence Middle, which gets an A-minus. The Florence Freshman Center and Florence High both receive a B-minus. High schoolers can apply to the Florence Academy of Fine Arts, which offers nine programs ranging from theatre to the recording arts.

Huntsville Road links to all the city's highways
Huntsville Road runs through the middle of East Florence and links to all the city’s major roadways. Its west end crosses State Road 157, leading straight to the downtown district, and U.S. Highway 72 abuts its east end. Cox Creek Parkway is the city’s main commercial throughway. It passes by the North Alabama Medical Center, on the community’s west side. From here, the Northwest Alabama Regional Airport is about 5 miles away.
