Quiet community with longtime residents and easy access to Highway 72
Since it was first developed in the 1950s, Hickory Hills has remained one of Florence's most sought-after suburbs, in part because of its location. Its midcentury modern ranch-style homes are within walking distance of the grocery store and several churches. One of the city's largest green spaces is less than a half mile north. Though sturdy pine and hickory trees keep the residential streets quiet, U.S. Highway 72 borders the neighborhood's southside. This busy route is a major throughway, linking east to Downtown Florence and west to Downtown Huntsville. "A lot of people live here but work in Huntsville, so easy highway access is a huge plus," Samantha Lamb says. A University of North Alabama graduate and local Realtor with South Main Realty, Lamb works with several clients in the Hickory Hills neighborhood. "Everybody over there seems to love it, so listings never stay on the market too long." In fact, it's so popular, she says, "It seems like everyone that lives in Hickory Hills ends up trying to find another home to buy in Hickory Hills!"

Fast-selling homes and well-kept lawns
Many homes in Hickory Hills feature ranch-style architecture, but each has its own unique character. Some feature solid white facades with a wide farmer's porch, while others have polychrome brickwork and multi-pane windows. Towards the neighborhood's east side, there are larger, two-story homes with New Traditional elements. Many houses have tall stone columns around their entryways and brick walkways leading straight to the front door. Freshly cut lawns with weed-free flowerbeds greet the winding residential streets throughout Hickory Hills. Though there isn't a Homeowner's Association, "we all take a lot of pride in our yards," Bill McKinney says. A 30-year resident of the neighborhood, McKinney says, "Some people do their own landscaping, but I'd say the majority of us pay for our lawncare services."
"All of the homes here sell super-fast," Lamb says. "Most of them are recently renovated or meticulously cared for, plus you're in a great location, so listings here can get a bit more expensive than other places in Florence." Three- to four-bedroom home in Hickory Hills ranges from about $200,000 to $500,000, but some larger properties can cost up to $650,000.

Florence High is less than a mile from Hickory Hills
Hickory Hills students are zoned for top-rated Florence City Schools, most of which are within a 2-mile radius. Harlan Elementary and Weeden Elementary are the two closest options for preschool through fourth graders. Harlan gets a B-minus and Weeden earns a B. Both feed into the Hibbett School, which scores an A-minus. Seventh and eighth graders can attend Florence Middle, another A-minus school. Florence High is less than a mile from Hickory Hills. "It's so close that our grandson will sometimes walk over to have lunch with us in the middle of the day," says longtime neighborhood resident Sarah Heckert. Niche gives Florence High and its recently built Freshman Center a B-plus rating.
Boats are stored at the Florence Harbor Marina
Deibert Park stretches across 70 acres of land just 2 miles north of Hickory Hills. Its hills and streams create a serene atmosphere, perfect for afternoon picnics. Paved trails pass under tall pine trees and loop around ponds sprinkled with turtles basking in the sunshine. Although peaceful, the park is usually busy with locals, especially around midafternoon when schools let out. It has a large farm-themed playscape next to the parking lot, and the Children's Museum of the Shoals sits at the park's entrance. The county's only bowling alley, Lauderdale Lanes, faces the south end of Hickory Hills along Florence Boulevard. Boaters take the four-mile drive down to the Tennessee River. "Since we're not on the water," McKinney says, "a lot of us keep our boats docked at the Florence Harbor Marina."

Florence Plaza is a small neighborhood shopping center with the grocery store
Hickory Hills "is literally within 5 to 7 minutes of everything we have here in Florence," Heckert says. Florence Plaza is a small shopping center at the neighborhood's southwest corner. It has an Ollie's Bargain Outlet, a CVS and Foodland, an independently owned grocery store. Several convenient businesses, like the local nail salon and a couple of health food stores, are tucked into smaller retail spaces, and some fast-food chains cluster around the parking lot. Women-owned clothing boutiques and knick-knack shops sit right across Darby Drive. Hickory Hills Plaza has a Hobby Lobby and Dollar Tree along Florence Boulevard.

U.S. Highway 72 borders the southside of Hickory Hills
Hickory Hills borders one of the main highways in Florence. U.S. Highway 72, or Florence Boulevard, runs along the neighborhood's southside, making it "easy to get anywhere you want to go," Heckert says. Downtown Huntsville is about 75 miles east on Highway 72. State Road 157 connects to the highway just west of the neighborhood. It crosses the Tennessee River and leads to the Northwest Alabama Regional Airport in about 6 miles. The one terminal, public-use airport "has been a real luxury for our little city," Heckert says. "We have the North Alabama Medical Center right down the road, but it's not a Level 1 Trauma Center, so we usually drive out to the hospital in Huntsville or Birmingham for serious emergencies."
