Magma Ranch is a master-planned community near Florence, Arizona, that gives residents recreation and quiet. The neighborhood has exclusive outdoor amenities and homes influenced by Spanish and Mediterranean design. There are restaurants and shops within 10 miles, and people can commute to Phoenix or a surrounding suburb for work.

What homeowners often pay for the area's modern homes

Homes in the neighborhood are influenced by Spanish and Mediterranean Revival styles and have orange, grey and brown tile roofs. Most of the modern houses are single-level, but multilevel properties are also available. Three-bedroom homes can range from the lower $200,000s to the mid-$300,000s, and four- to five-bedroom homes often run from the mid-$200,000s to the mid-$400,000s. HOA fees are usually between $115 and $130 per month. Terry Cottle, a Realtor with Real Broker AZ LLC, says you can find similar homes within a 10-minute drive that are about $90,000 more expensive than they are in Magma Ranch. Communities like Superstition Vistas, Johnson Ranch and Skyline Ranch also have higher prices.

The community feels like the American Southwest

The neighborhood has the spirit of the American Southwest. Wildflower Parkway, one of the area’s main roads, is lined with several dry-climate trees, including palms. Other streets are wide and have sidewalks, making it easy to reach a friend’s house or Magma Ranch K-8 School, which is in the area. Many homes have garages, but there are often cars parked along the curb. Front yards are usually rock or dirt and can have small bushes and trees.

The neighborhood has a rec center and several sports courts

The neighborhood’s green space helps it stand out. “It’s an oasis in the desert,” Cottle says, adding that the “fantastic” Magma Ranch Recreation Center has a pool, a splash pad, a playground, a grilling area and a fitness center. People can also play sand volleyball, basketball, cornhole and horseshoes. A few miles away, Poston Butte Golf Club offers public tee times for its 18-hole course. San Tan Mountain Regional Park, about 15 miles out, is known for its hiking, biking and horseback riding trails.

It's a short drive to restaurants and grocery stores

There are several restaurants within 10 miles of the community. You can try:

  • Maddie Jo’s BBQ, which is known for its smoked meats and cornbread waffles
  • Biscuits Cafe, a regional chain that serves American-style breakfast and lunch
  • Greek Islands Grill, a casual spot with traditional Greek food
  • Valentino’s Eatery, an upscale Italian restaurant
Residents can also get to stores like Safeway, Walgreens and Fry’s Food & Drug for essentials.

Students can attend public, charter or private schools

Students are served by the Florence Unified School District, including the highly rated Poston Butte High School. Arizona’s open-enrollment rules let students attend any school that has space. Charter schools like the highly rated American Leadership Academy San Tan Valley are a popular option. Those schools use a lottery system when there are more applicants than available spots. Arizona Empowerment Scholarship Accounts are available to all students, with funds going toward private school tuition and other expenses.

Commute to Phoenix or see a music festival near Florence

The neighborhood is around 65 miles from Downtown Phoenix. Residents can commute there for work, catch a concert at Arizona Financial Theatre or see Phoenix Suns and Mercury basketball games at the Mortgage Matchup Center. The drive can take 60-90 minutes, depending on traffic. Music fans can drive roughly 15 miles to see Country Thunder, one of the country’s biggest annual country music tours, which sets up just outside of Florence. “It’s a big old party,” Cottle says.
