Mesquite Trails is a planned community near shops and restaurants
Mesquite Trails is a master-planned community under development in Florence that will blend Spanish- and Mediterranean Revival-style houses with a neighborhood park, sports courts and other amenities. Shops and restaurants will be a short drive away, and residents can commute to Phoenix or one of its suburbs for work.
What homeowners can expect to pay for the area's modern homes
The 638-acre neighborhood will have around 2,500 homes from several builders, though the community does not yet have a grand opening date. Properties from Risewell Homes will have Spanish and Mediterranean Revival touches like tile roofs. Nicole Correa, a marketing coordinator with Risewell Homes, says the builder’s houses will include single- and multilevel homes with garages, ranging from 1,448 square feet to 2,383 square feet. Prices will start in the mid-$300,000s and rise into the $400,000s. The area’s starting prices will be roughly in line with neighborhoods like Anthem at Merrill Ranch, but less expensive than Superstition Vistas.
The neighborhood will have plenty of green space
The community will have several amenities added in phases. There will be “ramadas, a tot lot, picnic areas and half basketball courts” in phase one, Correa says. There are plans for a 5-acre park, pickleball courts, a soccer field and shaded gathering spaces in future phases.
Students have several options near the community
The area is zoned for the Florence Unified School District, which includes the highly rated Florence High School. Charter schools like highly rated American Leadership Academy Anthem South, serving prekindergarten through fifth grade, are also an option. These schools use a lottery system for enrollment when there are more interested students than available spots. Arizona Empowerment Scholarship Accounts are available to all students, with funds going toward private school tuition and other expenses.
Residents can commute to Phoenix or the suburbs
The community is around 65 miles from downtown Phoenix. The commute can take 60 to 90 minutes, depending on traffic conditions. People make the drive for work, but also to see concerts at the Van Buren and watch Phoenix Suns and Mercury basketball games at the Mortgage Matchup Center. Suburbs like Chandler and Gilbert are closer, roughly 35 miles out, and have bustling commercial districts with shops and restaurants.
Parks, trails and a golf course are nearby
Residents can have plenty of fun in the neighborhood, but there’s a lot to do within a few miles as well. You can check out:
Poston Butte Preserve, which has a steep hiking trail and sunrise views
Jason Lopez Memorial Park, which has sports courts and a skate area
Poston Butte Golf Club, which offers public tee times
San Tan Mountain Regional Park, which provides extensive hiking and biking trails
It's a short drive to shopping centers and restaurants
People can visit the nearby Anthem at Merrill Ranch community for shopping and dining. You can pick up groceries at Safeway and try upscale Italian food at Valentino’s Eatery. In downtown Florence, Your Behind BBQ has signature sauces, and Mount Athos is a casual spot with Greek, Italian and American dishes.
Florence has a lot of history
While the community will be modern, other parts of the region are not. “Florence is rich in history,” Correa says. The town, founded in 1866, has adobe buildings and is home to the Pinal County Administrative Complex, where the painted-on clock always sits at 11:44. It’s a nod to the area’s past, when the town could not afford to use a real clock. At McFarland State Historic Park, you can walk through the oldest standing courthouse in the state.
