Olde Mill is a newer neighborhood about 4 miles south of Downtown Florence, where a stone sign with the neighborhood name greets people as they enter. Surrounded by towering trees and dense woods, Olde Mill’s spacious properties, fenced-in yards and quiet streets give it a suburban charm. The recent boom of restaurants, businesses and chains in South Florence brings shopping and dining closer to home and makes the area more desirable. “Back when I started real estate, everyone wanted to be on the West Florence side; now South Florence has blown up as well, and they have as much as the west side,” says Crystal White Stroud, a Realtor with My Real Estate Group who has around 20 years of experience and was born and raised in Florence.

Brick Craftsman and modern multi-level houses

Olde Mill homes come in various shapes and sizes, with the average home around 2,400 square feet, nearly 500 more than the national average. The average home value is around $340,000, which is about $200,000 lower than the national average and nearly $100,000 higher than the Florence Metro average. “Your dollar goes far here. When my husband and I were purchasing a home, (prices) were very reasonable,” says Stephanie Grosick, the Vice President of Business Development for Florence County Economic Development Partnership. Brick Craftsman-style houses are common, along with some modern and contemporary multi-level houses. Prices typically range from $300,000 to $400,000. Many homes in the neighborhood have a backyard with enough space to host a small gathering; some even have yards that go right up to the woods. Driveways and garages are standard in the community, and roads have some space for street parking; however, there aren’t many sidewalks along the roads.

Strong focus on the arts and sports at South Florence High

Olde Mill students are part of the Florence 1 School District, the largest school district in Florence County. Greenwood Elementary School is graded a B-minus by Niche. Greenwood Elementary students can participate in a discovery kitchen activity, where they get involved in different cooking activities. Southside Middle School also receives a B-minus from Niche and has a 15-to-1 student-teacher ratio. South Florence High School earns a B-plus from Niche. “South Florence has a focus on the arts but also excels in sports,” Grosick says. South Florence High recently played in the state championship in football, and the starting quarterback for the University of South Carolina Gamecocks, Lenore Sellers, graduated from South Florence High. Florence Christian School also gets a B-plus, offering a nearby private school option.

Explore the outdoors on the Rail Trail

Florence takes pride in its outdoor scene, with various recreation opportunities. “We are an outdoor city, lots of sports and activities,” says Mayor Teresa Myers Ervin, a lifelong Florence native. One of Florence’s most notable outdoor hallmarks is the Rail Trail, an old railroad track with homes on one side and woods on the other. The 5-mile trail is paved with a boardwalk and a loop through the woods, where walkers and runners may find squirrels, birds and other wildlife. The connection trailhead sits next to a hub with a few restaurants and a brewery. “It’s a great way to spend a cool fall morning; it’s beautiful and easy to access,” says Cameron Campbell, a Florence native. “I personally love to enter by the hub; it’s a great way to spend a Saturday.” Olde Mill is also around 13 miles north of Lynches River County Park, one of the entry points on the Revolutionary Rivers National Water Trail. The 66-mile trail offers paddlers and kayakers a trip down the swamplands General Francis Marion once traversed during the Revolutionary War. The trail features overnight camping opportunities and short excursions.

More than 50 years of buffet at Cain’s Bar-B-Que

Pamplico Highway is the commercial roadway with several restaurants in South Florence, about 1 mile from Olde Mill. “A lot of commercial development is nearby, including new businesses, restaurants, and strip malls. That area is growing more frequently,” Grosick says. Opening in 1968, Cain’s Bar-B-Que remains a local favorite in the same location, less than 2 miles from Olde Mill Road. Cain’s is known for its BBQ country buffet. Across the street from Cain’s is Chris’s Diner, another long-standing local eatery that receives high praise for its southern breakfast, notably its grits. Further west on Pamplico Highway, across Freedom Boulevard, is where much of the local development has occurred, including several chains, like Waffle House and Ruby Tuesday, as well as the South Park Shopping Center. This area also has Food Lion, the closest grocery store. More chains and big-box retailers, like Walmart, are about a mile south of the Food Lion.

About 1 mile to Florence Regency Hospital

Olde Mill is walkable, but since Florence is so spread out, most residents need a vehicle to get around town. “Going across town from one end to the other is like 20 minutes,” Stroud says. “I have people who move here and say they want to be less than a 45-minute drive to work, and I tell them, 'I could put you in another county, and you will still get there in less than 45 minutes.' ” The neighborhood is about 4 miles from Downtown Florence and 5 miles from the Florence Regional Airport. Florence Regency Hospital is one of the two major hospitals in Florence and sits about 1 mile away.

Pecans take center stage on the Pecan Trail

Florence is home to the SC Pecan Trail. Officially started in 2017, the trail allows local restaurants and businesses in Florence County to put pecans center stage. The trail goes from Downtown Florence to the heart of Lake City, with over a dozen stops along the way featuring pecan-flavored delicacies and prizes. The South Carolina Pecan Music and Food Festival happens on the first Saturday in November, and National Pecan Pie Day is celebrated on July 12th. Downtown Florence hosts the Chocolate Crawl every February, where participants stop in various restaurants and shops for chocolate treats and prizes.

Be aware of heavy rainfall

Florence is not a coastal city, but it can flood in certain areas when there is heavy rainfall from tropical storms along the coast. “People at the coastline come to Florence for refuge when storms hit, since we are far enough inland,” says Mayor Ervin.
