Modern Texas living with some prehistoric history

The town of Florence, Texas, was officially established in 1857 when the town’s post office was built. However, archaeological excavations in the area have found that people were, in fact, living in the area 18,000 years ago, far longer than most archaeologists believed that people were living in the Americas. The excavation site that revealed this startling discovery is known as the Gault Site and sits within the boundaries of Florence. But there’s a lot more to this small Texas town located just over 10 miles northwest of Georgetown and 40 miles north of Austin. Offering residents easy access to Highway 195, Florence’s location provides easy commuting to Killeen to the north or Austin to the south. At the same time, though, the area combines a rural feel with nearby amenities, allowing residents to bask in the relaxation that comes with country living while still being able to easily access urban conveniences. “The typical buyers in Florence are families with someone working in Georgetown or Austin,” says Robert Chambers, owner of Chambers & Co. Your Realty, who has been representing sales in the area for over two decades. “You can get to Austin in 45 minutes and Georgetown in 10, so it’s not a bad commute at all.”

Houses with open space

The median price of real estate in Florence is $650,000, and buyers should expect to pay an average of $350 per square foot, though prices tend to be lower in the center of town, where a three-bedroom/two-bathroom manufactured home can sell for around $170,000. But further out, it’s all about the open space. “One of the appeals of Florence is that buyers can get a lot of land. So the prices can be a little higher than other places, but you’re getting a lot of land with your house in most cases,” says Chambers. As an illustration of that, a one-bedroom/one-bathroom Craftsman-style home that sells for $350,000 sits on more than an acre of land. A luxurious four-bedroom/five-bathroom ranch-style home with an in-ground pool can fetch upwards of $3.2 million, but the lot size is more than 20 acres.

Multiple varsity sports at Florence High School

Florence is districted to the Florence Independent School District, which receives an overall rating of C-plus from Nice. Students in the area can attend Florence Elementary, Florence Middle and Florence High School. Florence Elementary earns a B-minus from Niche, Florence Middle earns a C-plus and Florence High School earns a B-minus. In addition to a rigorous academic program, students at Florence High School can play 11 different varsity-level sports, participate in the FFA program or engage in several other extracurricular programs. Alternatively, parents can avail themselves of several area private school options, including Grace Academy in nearby Georgetown, which earns an A rating from Niche.

Shop and dine on Main Street

When it’s time to stock up on groceries, residents head to Vic’s Grocery on Main Street, an area populated by a wide variety of local retailers, including the Florence Marketplace antique store and the Cow Palace Emporium for home accessories. Main Street is also home to Dwell House Coffee and Taps, offering a variety of coffee drinks and breakfast pastries, as well as wine, beer and snacks. When they need a little more substantial fare, residents love La Fuente Mexican restaurant, which serves authentic traditional Mexican favorites in a casual, family-friendly setting.

Archeological sites and hill country destinations

For outdoor recreation, residents can head to Florence City Park, where there is a playground and picnic areas. The Florence Community Park also has a children’s playground and picnic areas and adds a walking trail and observation deck for visitors to enjoy. Of course, given the location, residents can easily get to many Hill Country destinations with a short drive, including Enchanted Rock Park, which is about an hour-and-a-half away by car. But what truly sets Florence apart is the Gault Site, located about 10 minutes’ drive from downtown on FM 2843. The Gault School for Archeological Research offers visitors a fascinating glimpse into the area's prehistoric past through informative exhibits and presentations about the first humans to roam the area.
