Canyon Falls has new homes and scenic surroundings in the metroplex

Canyon Falls is a master-planned community that emphasizes active living among nature. The Graham Branch Creek Preserve, a 200-acre greenbelt, winds around the community's new homes and recreational amenities, contributing to its tranquil atmosphere. “People are drawn to the country feel that the neighborhood offers,” says Sandy Bolinger, a Realtor with Keller Williams Dallas Metro North who has more than 20 years of experience in the industry. “The biggest draw for buyers is those outdoor areas. People like to be outside, and the homes are spread out a little bit more.”

In addition to its lush setting, Canyon Falls is split between top-rated school districts and has an overall CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4. The community stretches across Flower Mound, Northlake and Argyle, offering a central location in the Dallas-Fort Worth Metroplex. “It’s very convenient to the highways and major cities in the DFW area,” Bolinger says.

Recreational amenities include pools, trails and fishing ponds

Residents can explore over 400 acres of recreational amenities and natural green spaces. The Canyon Falls Club is a community gathering spot with a fitness center, infinity pool and splash pad. Canyon Falls' second pool, Westbridge Pool, offers a quieter spot to relax and has a playground. On the community’s eastern edge, Canyon Falls Park has a nature-themed playground, a basketball court and a shaded splash pad where kids can cool off in the summer.

Canyon Falls' extensive trail system covers more than 14 miles, with paved paths and nature trails for walking, running and biking through the community and around Graham Branch Creek. Residents can access several ponds stocked with fish, which are available for year-round catch-and-release fishing, or attend outdoor concerts at the Hay Barn, a rustic event venue with picnic tables and string lights. It’s next to Pooch Park, an off-leash dog park with an entrance in an old silo. Golfers can play a round at The Golf Club at Champions Circle, a public 18-hole course about 8 miles from Canyon Falls. For motorsport fans, the Texas Motor Speedway is 5 miles away.

Master-planned community with a range of home sizes and price points

Canyon Falls has various homebuilders, lot sizes and floorplans that accommodate a range of budgets. “You have your basic starter homes all the way up to luxury living. There’s really something for everyone,” Bolinger says. Neotraditional homes have a mix of lightly colored stone and brick facades that enhance the community’s natural surroundings. Single-story and two-story homes have three to five bedrooms, with the largest properties offering up to 5,000 square feet of space. Lot sizes can vary from less than a quarter acre to over half an acre. Prices typically range from $415,000 for smaller homes to $1.2 million for larger builds. Residents must pay quarterly HOA fees, which the community’s website reports as $727 in 2025. “The HOA dues not only cover amenities and events but also front yard maintenance, internet and cable services,” Bolinger says. Homes are still being built in 2025, and Canyon Falls does not have an estimated completion date.

High ratings in the Argyle Independent School District

The community is split between the Argyle Independent School District and the Northwest Independent School District. Most residents live in the Argyle ISD, which Niche ranks as the best school district in Denton County. Kids can walk to Argyle South Elementary School, which opened its building in 2022 and does not yet have a Niche rating. The Argyle Sixth Grade Center opened in 2023 and is also not yet rated. Argyle Middle School earns an A, and Argyle High School scores an A-plus. The high school boasts 18 University Interscholastic League (UIL) State Academic Championships, most recently winning its third consecutive UIL state title in 2025. Nearby private school options include the A-rated Liberty Christian School, a college preparatory school serving prekindergarten through 12th grade.

The lifestyle director organizes community events and social groups

Canyon Falls has a full-time lifestyle director who organizes seasonal celebrations, monthly activities and social groups for the community. “There are lots of events for kids, but they also excel in adult events. It’s very balanced,” Bolinger says. The Festival of Colors, which takes place each March, celebrates the beginning of spring with a color throw. After residents are covered from head to toe in colored powder, they can enjoy music and food trucks on the event lawn. Monthly activities take place at the Canyon Falls Club and have previously included "paint and sips," cooking classes and family photoshoots. Residents can also join various social clubs for car enthusiasts, poker players and wine lovers.

Future commercial developments and nearby retail options

While Canyon Falls is primarily residential, its master plan includes space for mixed-use and commercial developments. Construction is complete on the Kiddie Academy of Northlake, an onsite daycare center, but as of summer 2025, other commercial projects remain in the planning phase. “There’s a lot of good community involvement there to make sure the commercial development serves residents,” Bolinger says.

In the meantime, residents can head to nearby cities and shopping centers. “You can find just about anything within 20 to 30 minutes of Canyon Falls,” Bolinger says. Roanoke is about 6 miles south and has stores like Home Depot, Walmart and Aldi. The city is also known as the “Unique Dining Capital of Texas” and is home to more than 60 restaurants, including Texas favorites like Hard Eight BBQ and Los Molcajetes. For more shopping, Canyon Falls is within 15 miles of the Tanger Outlets and upscale plazas such as The Shops at Highland Village and Southlake Town Square.

Access to major highways in the Dallas-Fort Worth metroplex

Canyon Falls is between Interstate 35W and U.S. Route 377, which provide access to the rest of the Dallas-Fort Worth metroplex and beyond. Residents are about 40 miles from Dallas, 20 miles from Dallas Fort Worth International Airport and less than 30 miles north of Fort Worth. For healthcare, Texas Health Presbyterian Hospital Flower Mound is about 10 miles from Canyon Falls. The community is also near some AllianceTexas corporate campuses, home to more than 500 companies. Residents can commute less than 15 miles to major employers like Amazon and BNSF Railway.
