Folsom is an established suburb where mature trees provide shade to sidewalk-lined streets and tidy lawns. The residential enclave sits in the heart of Ridley Township and boasts a central location in southeastern Delaware County. “It’s part of Delaware County, also known as Delco. No one is prouder to say that phrase than people in Ridley Township,” says Gretchen Koch, a Realtor with Century 21 Preferred Real Estate with nearly 50 years of experience in the industry. “Many people have lived there their whole lives, and they’re known to be Philadelphia sports fans. When a Philly sports team loses, it’s not uncommon that people won’t talk about it for two weeks because they’re too emotional.” With lifelong residents and a shared passion for local sports, Folsom maintains a strong sense of community less than 20 miles from Philadelphia. As of the 2020 U.S. Census, it was home to less than 8,500 people.

Folsom has home prices below the national median
Most homes in Folsom were built around the mid-1900s and sit on quarter-acre lots. Colonial Revival, Cape Cod and ranch-style homes are the norm, but there are a few Victorian-style houses dating back to the late 19th century. The community also has several pockets of traditional twin homes that the Philadelphia region is known for. The median price of single-family homes hovers around $350,000 and is well below the national median. With comparatively low home prices and two months of supply, properties typically sell after an average of 10 days on the market. “It’s very well-known as a place for first-time homebuyers, but you also have people that live there their whole lives,” Koch says.
