Anglers and boaters are reeled in by the aquatic allure of Chula Vista, a canal-bound community in Southeast Fort Lauderdale. “If you’re a mellow type of person who loves boating, this is a great way to live on the water,” says Amy Berman, Broker/Realtor with Landmark IV Realty in Hollywood. The community is HOA-free, so residents can keep their watercraft and other recreational vehicles in the driveway. Its quiet streets are lined by midsize midcentury homes on verdant lots. Whitney Dutton, a local Realtor with Native Realty and a longtime Fort Lauderdale resident, says affordability and convenience add to the area’s appeal. She says the neighborhood is close to all of the major commuter veins, including Interstates 95 and 595, Florida’s Turnpike and U.S. Route 441; “Even the airport is only a 10-minute ride away.” As central as it is wrapped in old-school Florida charm, Chula Vista offers its residents a scenic and convenient suburb to call home.

Midcentury ranch-style houses
Some of Chula Vista’s oldest properties were small vacation cottages built in the 1940s. Even today, a smattering of houses are income-generating vacation homes, Berman says. But the neighborhood was primarily developed during Fort Lauderdale’s postwar boom in the ‘50s, ‘60s and ‘70s. It evolved into a closely set community, with lots ranging from just under a quarter-acre to more than a half-acre. Generally, home builds alternate between bungalows and ranch styles, while architecture varies from Minimal Traditional to Spanish eclectic. Prices start around $380,000 for a duplex or a bungalow needing some TLC. The ballpark for renovated houses is between $500,000 and $1 million. New construction and waterfront estates can cost more than $1 million. Dutton emphasizes that the waterfront properties offer ocean access, but there are fixed bridges.

Magnet programs at Stranahan High
Neighborhood kids can start and finish their K-12 journey within a 5-mile radius of home. The first stop is Stephan Foster Elementary, a mile away, rated C-plus on Niche. From there, they can attend New River Middle and graduate from Stranahan High. Both schools are rated B-minus and have magnet programs that provide a head start on careers in their area of interest. New Middle offers a marine science program, while Stranahan offers magnet programs in business, engineering, communication, medical sciences and education.

Davie Boulevard is not only Chula Vista’s closest commercial corridor but also a main thoroughfare. This road intersects Riverland Road, U.S. Route 441 and Interstate 95. It leads just south of downtown, so residents can take it east to U.S. Route 1 and head north to reach Las Olas, less than 5 miles away from the community. Davie Boulevard is also lined by Broward County bus stops, which are convenient for carless commutes. Fort Lauderdale-Hollywood International Airport is about 8 miles away from Chula Vista.

Compared to the busier and more populated areas of Florida, I am very happy to live where I live. The crime rate is ridiculously low compared to Miami. I feel safe enough to walk around at night without fear. I am extremely happy with the lovely atmosphere of a tight-knit group that makes up my neighborhood.
