Hammock-shaped neighborhood
As the New River flows by the Colee Hammock neighborhood in Fort Lauderdale, there’s a bend in the river. If you look at the area around that bend from the air, it’s shaped like a hammock. Colee Hammock has luxury homes priced in the millions with many amenities in the neighborhood. “It’s the best neighborhood for walkability,” says Peter Barkin, a Realtor with Compass with over 25 years of experience. “It’s within walking distance of the unique restaurants and shops on Las Olas Boulevard, and most can walk to the banks of the New River.” There are a couple of stops to catch the water taxi on the river, including one at the end of 9th Avenue. The water taxi is open until 10 at night and is a popular spot for watching the sunset.

Shopper's paradise
The central location for retail in Colee Hammock is the shops and restaurants on Las Olas Boulevard. It’s one of the prime tourist attractions, and it’s in the neighborhood. It’s a people-watching area with plenty of shopping opportunities. One of the more popular places to eat is the El Camino Restaurant, with a spacious interior. Pork belly tacos are unique options, focusing on using local ingredients where possible. They also make their tortillas and sauces from scratch. On the other end of the row of shops, there’s the Floridian Restaurant, which has been serving comfort food since 1937. Both sides of Las Olas Boulevard feature many upscale shopping locations, art galleries and nightclubs.

Multi-million dollar homes
The low end of housing in Colee Hammock is just over one million dollars, but that’s for a home that may need repair. For a good-condition house, such as a Key West-style house with a large garden or a spacious Mediterranean-style with over 3,000 square feet of space and four bedrooms, the price range of homes runs between four and 10 million. Condos not near the waterfront are usually under a million. Waterfront property usually has a personal boat dock and can run from 15 to 30 million.

A park where a lot is happening
People gather at Colee Hammock Park every December to watch the Winterfest Boat Parade, a Fort Lauderdale tradition. Even when that’s not happening, it’s a popular place. “It’s a small park, but a lot is happening,” Barkin says. “All year, it’s a gathering place for people, and there’s even been a few weddings. It’s a perfect place to relax and read a book, surrounded by multi-million-dollar homes.” There’s even a hammock at this park. For a closer look at the New River, there are also shops and restaurants along Riverwalk Fort Lauderdale, a great place to look at the boats, both moving and parked.

Impressive high school graduation rate
Children may attend schools in the B-plus Niche-rated Broward County Public Schools. The educational path starts for young school-aged kids at Harbordale Elementary School. The student-teacher ratio is at 16-to-1 and is rated an A-minus. At Sunrise Middle School, sixth graders can participate in a program called Xello, which helps with college and career planning. The school has a B overall grade on the Niche website. Fort Lauderdale High School is rated an A on Niche and has over 2,300 students and a 99% graduation rate.
Harbordale Elementary School serves students in Harbordale from pre-K to fifth grade.

Transportation by land or water
Public transportation is available with stops along Las Olas Boulevard. Residents on the water have a boat to get around, but anybody in the neighborhood can hitch a ride on the water taxi. With proximity to downtown Fort Lauderdale, the prices are higher in Colee Hammock because of the prime location to Las Olas Boulevard and the water. “It’s not for everybody because of that,” Barkin says. “The price per square foot is over $600, and that’s just because of the prime location."
