Prices range from $1.1 million for a ranch-style home to $6 million for a bungalow with a private dock. A Spanish-inspired waterfront estate can reach just shy of $20 million. Condo living is also popular in the area, with prices ranging from the low-$200,000s for 1-bedroom units to the mid-$500,000s for a 2-bedroom and the high-$900,000s for waterfront locations. “Many of these homes have private docks with access to deep water,” says Hernandez. “That’s a direct line from your home to the sea.”A winter wonderland in Florida
Celebrations and happenings are constant in the area. The Tortuga Music Festival is a 3-day, multi-stage festival that draws in audiences by the thousands to dance, swim in the surf and enjoy the music of artists like Lainey Wilson, Jason Aldean and Bret Michaels. For anyone who wants to experience a white Christmas, the Coral Ridge Country Club hosts a Winter Wonderland annually, featuring ice skating and 10 tons of snow.Café Seville and Chilean Seabass
For groceries and retail therapy, residents can visit the Coral Ridge Shopping Center and Mall, which features Publix, Target, Home Goods, an AMC movie theater and more. When eating out, residents can browse the extensive wine list at Kaluz before trying their Key Lime Crab Salad or Chilean Seabass. Café Seville offers tapas and other Spanish specialties in a colorful atmosphere. “There are so many good restaurants in the area that it’s hard to know where to start,” Hernandez says.Top-rated athletics programs
Students might attend Bennett Elementary, which has a B-minus rating from Niche. From there, they could enroll in B-rated Sunrise Middle School before attending Fort Lauderdale High School, which scores an A. Private schools are a popular choice with residents, and A-rated Cardinal Gibbons is ranked in the Top Ten High Schools for Athletes in Florida by Niche.Highways and pedestrian-friendly streets
Many busy streets and highway systems cut through the area, including nearby Interstate 95, providing easy access up and down the East Coast. The neighborhood itself, however, is popular with pedestrians. “We’re definitely in the lower level of auto dependency around here,” says Hernandez. “There are plenty of walkable restaurants and shops.”
