Harbordale is a massive hub for marine activity. Sitting just north of Port Everglades and the Broward County Convention Center, which is currently undergoing a huge expansion and hotel project, the neighborhood attracts people looking for an affordable alternative to coastal living. Condos, townhouses and apartments accommodate both casual renters and longtime owners, many of whom find employment with the various cruise ships that dock in port terminals. “People that live here have got to be okay with boat noise,” says Austin Bergman, Realtor with The Carroll Group at Compass and an avid boater. “You’ve got barges in and out of there, and you’re always going to have cruise ships. They blow their horns coming in, and they blow their horns going out.” But despite the marine traffic, Harbordale retains a friendly community feel with an active civic association organizing holiday parties and volunteer opportunities. It’s also well-known for its high-performing school district, making it a desirable location for suburban families amid the bustle of the port.

Harbordale’s mixed-use atmosphere lends itself well to multifamily housing options. The neighborhood often hosts incoming boat crews and out-of-towners in Airbnbs, and a high percentage of renters occupy the community’s apartments, duplexes and triplexes. There are a handful of established single-family homes west of Southeast 10th Avenue, but the majority of the neighborhood’s coastal streets feature a combination of hotels, condo complexes, and townhouse communities. Some, like Cliff Lake Villas, can feel more like a mini neighborhood with multi-unit buildings surrounding amenities like an outdoor pool. Others, like the Portside Yacht Club, have a slightly more luxurious feel and offer additional privacy with gated entry and boat docking. Smaller one- or two-bedroom townhouses can be a steal at under $300,000, while single-family homes can range from about $500,000 to well over a million. And when it comes to condos, all bets are off; buyers will find units as low as $200,000 or as high as $1.6 million.

Harbordale’s schools are highly rated, and they’ve become popular alternatives for students under Broward County’s School Choice program. After attending Harbordale Elementary, which scores a grade of A-minus on Niche, students can move on to B-rated Sunrise Middle. Fort Lauderdale High, which scores an A, is well known as a Magnet School of Excellence, offering competitive pathways for college-level curricula such as the Cambridge International Magnet Program. The school also offers a Pre-law & Public Affairs magnet program for students interested in studying law, criminal justice or social work.
Coastal dining at Southport Raw Bar
Harbordale is home to multiple shopping centers offering everything from casual fast-food spots to large grocers to seafood specialists along the docks. Complexes like The Harbor Shops and Southport Shopping Center include big names such as Publix, Winn-Dixie, T.J. Maxx, Dollar Tree and Ross Dress for Less, and a few local salons, banks and other essential businesses dot the area. Heavy coastal traffic means there’s plenty of clientele to dine at local restaurants like Southport Raw Bar & Restaurant, a seafood joint that’s been a staple for oysters and beer for more than 50 years. “I love that place,” Bergman says. “It’s at the end of a canal, and you can even park your boat right there.” Upscale options like Boatyard offer fine dining with waterfront views, while family-run Gilbert’s 17th Street Grill keeps things casual with burgers, wings and fried fish. International flavors also have their place in Harbordale, with Asian fusion, Mediterranean and Italian cuisines all displayed prominently.

Catch the Winterfest Boat Parade in December
Harbordale residents are just steps away from attending the Tortuga Music Festival on the beach or the annual Fort Lauderdale International Boat Show at the convention center. The city is also known for hosting a lively St. Patrick’s Parade and Fourth of July Spectacular. Excellent location close to good schools, shopping, entertainment and the beach. A good mix of single family homes, condos and apartments. My only wish is that it was a little more pedestrian/bike friendly on 17th Street.
