Lago Mar Beach is essentially a private playground
The neighborhood is small enough that all residents are within walking distance of Lago Mar Beach, which is known as the city’s least-trafficked public beach. So it’s more like a private oceanfront destination for those who live nearby. “It’s the widest stretch of beach in Fort Lauderdale, but it has the most restricted access because of parking. There are only 13 parking spots,” McClellan says. Buzzier spots that include the popular Las Olas Beach and its adjacent park line the coast north of the neighborhood. Boaters have access to the surrounding waterways. The Army Corps of Engineers restricts docks so close to the ocean, but boat owners can store their vessels at nearby Pier Sixty-Six Marina or even rent a private dock from homeowners in the neighboring communities. “You generally get boaters, but not big boaters,” McClellan says. “It’s a boating community, but it’s mostly for people with smaller boats.”Condos and co-ops in well-maintained buildings
A variety of condominium options are offered in the neighborhood. High-rise luxury condos stand out. These buildings typically offer resort-style amenities such as pools and additional high-end amenities that include doormen. One-bedroom units range from $500,000 to $750,000. Two- to four-bedroom options range from around $900,000 to almost $2 million for a beachfront unit. An alternative option is buying a co-op unit. In a co-op set-up, the buyer does not own the specific unit. Instead, they own a share of the building and receive a certificate of occupancy as proof of purchase. Co-op tenants get a say in overall decisions along with the other shareholders, but they do not have the same freedom as condo owners when it comes to their living space. These units, which are typically studio spaces, range from about $200,000 to about $500,000. “The condos and co-ops are older, but they are in extremely well-heeled buildings,” McClellan says. “People have been coming down here for years, so multiple generations live in the same building. It’s not very transient.” The Oceanage offers two-story contemporary condos in the 1.1 million-dollar range. These condos are built like traditional homes and more closely resemble townhouses. They are conveniently nestled between the Stranahan River and the ocean. Additionally appealing is that the typical weather concerns do not exist. “What’s great about us is that we sit up high,” McClellan says. “We’re not in a flood zone.”Gilbert's 17th Street Grill a popular eatery nearby
The only way in and out of the neighborhood is Ocean Drive. It leads to nearby 17th Street, a commercial corridor just west of the neighborhood. Publix provides a convenient grocery option just off 17th Street. The corridor is lined with dining options, including Gilbert’s 17th Street Grill, a popular family-run eatery. Elsewhere, Bo’s Beach is a seafood restaurant and popular gathering spot along the buzzy beachfront to the north.Beachfront is home to community events
For those who seek a break from the slower pace of the neighborhood and want to join the community in popular annual events, beachside living offers that option as well. Fort Lauderdale Beach Park, about 2 miles up the coast, hosts one of the city's signature events each spring, the three-day Tortuga Musical Festival. The Fort Lauderdale International Boat Show is held each October. Neighborhood students attend Broward County schools. Younger students can attend Harbordale Elementary, an A-rated school by Niche, and Sunrise Middle, a B-rated school. Older students can attend Fort Lauderdale High, also an A-rated school. Residents can take 17th Street to Broward Medical Center less than 3 miles away and nearby U.S. Highway 1 about 5 miles south to Fort Lauderdale-Hollywood International Airport. Interstate 95 provides direct access to nearby cities of interest. Miami is less than 30 miles south.
