Just a mile due east of Las Olas Isles is the wildly popular sandy stretch of Las Olas Beach, filled with beachfront eateries, bars, clubs, and locals taking advantage of the Atlantic.

Next door to the best shopping in the area
Ann's Florist and Coffee Bar is a one-of-a-kind spot known for being picturesque. A prosecco vending machine, walls of flowers and hanging bouquets bring tourists and locals in. Still, the wine selection and delicious coffees keep them there. In addition to delectable pastries, shoppers can buy fresh-cut flowers by the stem from a family-owned establishment since 1976. There is plenty of culture along Las Olas Boulevard. "It has the best art, events and shopping in the area. There are a lot of restaurants and boutiques, and they are always filled with locals," Groenendaal says. One of the most notable in the area is Casa Sensei. Highly rated for its flavorful fusions of pan-Asian and Latin cuisine, the restaurant is also accessible by boat, and owners can dock their vessels at the attached pier before ordering charred octopus, lobster guacamole and bao buns. While shopping locally is prioritized, grocery stores, pharmacies and familiar retail are two miles west, in the heart of downtown Fort Lauderdale.

Mansions that vary in style
Because of the high price point, houses usually take a long time to sell and regularly reach over four months on the market. Ranging between $2 million and $10 million, homes in the neighborhood are as gorgeous as they are varied. With no mandatory HOA, homeowners have free rein regarding their property. Grandiose Mediterranean Revivals and charming Key West ranch-style homes with stucco siding make up the properties of the peninsulas, and an inground pool and private pier with a boat accompany almost every home. Sidewalks are nonexistent, but a lack of through streets makes the wide roads quiet and safe for a walk under the palms. Multifamily options in Las Olas Isles are limited to a few condominium buildings in the neighborhood's northwest corner. Prices for condos here range from just under $300,000 to around $600,000.
Getting outside and gathering with the community
Colee Hammock Park is great for shaded waterside picnics on the lush green space with tall trees. The park is regularly filled with yogis, either practicing on the grass alone or taking part in a group class. Las Olas Oceanside Park is also great for a picnic. Still, the lush lot is more popular for its various community events, ranging from family and pet-friendly movie nights to farmer's markets and cultural festivals. Car shows, holiday lights festivals and maker markets are just a few of the events that bring the locals together, next to studding views of the Atlantic.

Advanced placement programs at the nearby high school
While Las Olas Isles has significantly fewer residents under 18 than the national average, there are still wonderful public schools that serve the community. Students can begin their education at Harbordale Elementary, rated an A-minus on Niche. The school has a student-teacher ratio of 16 to 1. Sunrise Middle is where students will continue and is rated a B. Fort Lauderdale High School was rated an A by Niche and has magnet programs, including Pre-Law and Public Affairs. Additionally, the high school offers over 20 Advanced Placement courses and the Advanced International Certificate of Education through the University of Cambridge.

Fort Lauderdale sees a decent amount of tourist traffic during peak vacation times. "Las Olas is the city's central downtown area, so it gets a decent number of tourists. So does the beach," Groenendaal notes. Bus lines run along the area's main roads, making it easy for residents to leave their cars at home when traveling to the beach and nearby city entertainment. The Fort Lauderdale-Hollywood International Airport and a few hospitals are a short drive away.
