When people think of life in Fort Lauderdale, the Yacht Capital of the World, neighborhoods like Lauderdale Beach come to mind. This quintessential community sits on the city’s oceanfront. Its west-side high-rises offer views of the Intracoastal Waterway, while east-side condos and houses face sandy white shores. “My windows are like art pieces that change every day,” says resident Theodore ‘Tad’ Wootton, a Realtor with LoKation Real Estate. “Today, the ocean is perfectly flat. It looks like a lake. Tomorrow, when the wind picks up, you’ll see all the white caps in the waves. It’s breathtaking.” From the beach, balcony or backyard, residents watch watercrafts sail by. From their main lobby or front door, they can walk to the oceanfront or stroll down Florida State Road A1A to their favorite restaurant. Life’s breezy on the coast. Great local public schools and proximity to a major state park contribute to that. However, conditions aren’t always so favorable. “Even the people who live here year-round try to get away during hurricane season,” Wootton says with a laugh.
Beachfront houses and luxury condos
Homes in Lauderdale Beach are custom-built properties that display various styles, from snug cottages and midcentury modern masterpieces built in the 1950s to 1990s Mediterranean Revivals and new-construction contemporary houses. Those on dry lots range from $1 million to a little more than $5 million. Oceanfront single-family properties list between $6 million and $12 million. Most of the area’s condominiums were built in the 1970s, 1990s and early 2000s. One-bedroom units typically list between $300,000 and $600,000. Two- and three-bedroom units roughly cost between $600,000 and $1.5 million. Condo prices max out around $10 million, the cost of a penthouse in Auberge Beach Residences & Spa, the “creme de la creme” of luxury condos, according to Wootton. Auberge’s buildings imitate glass towers, with floor-to-ceiling windows on each level. One-bedroom units in this particular building start around $2 million. “Every building has a different culture,” Wootton says. Some have frequent community events and gatherings; others are more low-key. “Like, in my building, we have an annual Christmas party that everyone goes to, but I’ve had ultra-high-net-worth clients pick certain buildings for their private atmosphere and extensive security. They don’t want to be bothered.”

Hugh Taylor Birch State Park
Vista Park and Earl Lifshey Park are two public beach access points that double as pocket parks where locals can walk their dogs or find a spot to sit down. A more comprehensive park experience is just south of the neighborhood. Hugh Taylor Birch State Park is the Central Park of Fort Lauderdale, according to Wootton. The 180-acre green space is home to hiking trails that curve through a forest of live oaks, banyans and more. The 2-mile one-way loop around the park is just as scenic and paved, making it accessible for bikers, walkers and rollerskaters alike. In the parking lot, folks heave their canoes and kayaks from their cars. Rental watercrafts are also available. Anglers can be found fishing in the Intracoastal Waterway on the park’s west side. Kids play on the playground. Camping is another popular park activity.

Local grocery stores and Shooters Waterfront
For day-to-day shopping, Winn-Dixie is close by on Florida State Road A1A. Most destinations are on A1A since it’s the island’s main road. Two Publixes are nearby as well. Various waterfront restaurants are along the Intracoastal Waterway, featuring docks where boaters can moor their boats. Since the 1980s, Shooters Waterfront has been one of the most popular, and that’s not only because they offer bottomless mimosas and buffet-style brunch on the weekend. The fresh seafood, live music and views of the waterway cemented its spot.

The Air Dot Show
The Air Dot Show is a Fort Lauderdale staple, and Lauderdale Beach residents have front-row seats. “I have an airshow part every year,” Wootton says. “We all hang out on my balcony. The Thunderbirds fly so close to my building, you can almost feel the vibrations of the engine in your chest.” This aerobatic showcase draws millions to the beach as military and civilian aviators loop, dive, soar and soar through the sky. Fan favorites include the U.S. Air Force Thunderbirds and the U.S. Navy Blue Angels.

Lauderdale Beach is served by Broward County Public Schools, which includes Bayview Elementary, graded A-minus on Niche; Sunrise Middle, graded B; and Fort Lauderdale High, graded A and ranked No. 12 on Niche’s list of Broward County’s best public high schools. Fort Lauderdale High offers two magnet programs: the Cambridge International program, for those seeking an advanced diploma recognized by universities across the globe, and the Pre-Law and Public Affairs program, for those pursuing futures in law, criminal justice and public service.

Lauderdale Beach is walkable, but many people opt to drive. Downtown Fort Lauderdale and Interstate 95 are both about a 5-mile drive away and require crossing a bridge. Holy Cross Health, the nearest hospital, is 3 miles away. It’s less than a 10-mile drive to Fort Lauderdale-Hollywood International Airport.
Hurricane season

Hurricane season is from June 1st through November 30th. “When they tell you to get out, get out,” Wootton says. “There’s no reason to be a tough guy. The electricity goes out, the internet goes down, it’s no fun." Wootton also notes the importance of investing in impact windows. “Impact windows and a roof within its lifespan are critical.”
