Along the bend of the New River's southern fork, the lush, HOA-free streets of Fort Lauderdale's Oak River neighborhood spring to life with old Florida charm. It's an area known for abundant flora and narrow streets shaded by dense canopies of giant oaks. Another primary draw to Oak River is waterfront properties. Off-shooting finger canals from the South Fork New River jut into the neighborhood, giving residents waterway access, and some homes reside directly on the river, providing open water access. There are no fixed bridges from Oak River to the Intracoastal Waterway, so the size of folk's boats is limited only by the waterway their property dwells on. "The beam of your boat can only be a third of the width of your canal," says Dan Cloud, broker and owner of Water Vista Realty Inc. "That's the main difference between canal homes versus open water homes. All those really large yachts and sailboats that are broad-beamed need to be in deeper water. Either way, very nice water vistas. Pretty neighborhood."

Oak River's old-school Florida vibe is authentic, with most of its homes built in the 1950s and 1960s, adhering to ranch-style architecture. However, as the area becomes more popular, some older construction is replaced by larger, contemporary-style new builds, leading to a wide range in home sizes, from 800 to 5,300 square feet, and prices from $350,000 to $3 million. "Right now, as is the case in most of southeast Florida, the inventory is low, and the demand is high," Cloud says. "Ball park figure on the low end, $400,000 for a home that will need to be renovated. Not knocking them, but these homes are older. The waterfronts will go anywhere from $700,000 to $900,000, and new construction will easily be $1.2 to $1.4 million minimum."
