Most people living in Progresso Village rent their homes, and the neighborhood contains several apartment complexes. Multifamily listings are common. The THRIVE Art District and investment opportunities
Progresso Village is a rapidly changing landscape, says Christopher Murphy, the owner of Asset Management Partners. Murphy's firm has been revamping properties in the neighborhood for years. The THRIVE Art District has converted old warehouses into bright spaces for artists and small businesses. The district features vendors, studios, art installations and Music Square, an outdoor venue hosting art walks and creative showcases. More projects are underway throughout Progresso Village, with plans for multiple mixed-use properties. The Acadian, an 8-story building slated to open in 2026, will include retail options and almost 500 residential units.

Visiting Sistrunk Marketplace and other spots
Sistrunk Boulevard, also known as Northwest Sixth Avenue, runs through the neighborhood. Sistrunk Marketplace, the city's first food hall, opened in 2020. The lively destination stands inside a reimagined warehouse, and contains a distillery, food stops and the indoor golf simulator, Strokes' N' Drivers Golf. Also down the boulevard are more local spots, like Blue Tree Cafe Vegan Soul Food, serving freshly made comfort food. Smitty's Wings is a favorite spot to enjoy happy hour drinks and live music. Uncommon Path Brewing is less than a mile away inside the THRIVE Art District. There is an ALDI supermarket along Sunrise Boulevard for groceries. The walkable Las Olas Boulevard, a mile or two away in the downtown area, is lined with boutiques and restaurants.
Popular districts and cultural amenities surround the area
FATVillage, in the neighboring Flagler Village, anchors a creative hub of galleries, studios and events. This area is undergoing a transformative $500 million development featuring new office spaces, restaurants and over 800 residences, off Andrews Avenue. The downtown Riverwalk Arts and Entertainment District is a waterside path dotted with several parks. The area is home to popular city hot spots like the Broward Center for the Performing Arts and the Museum of Discovery and Science.
Recreation in and around the neighborhood
Locals don't have to venture far to enjoy parks and outdoor spaces. Sistrunk Park, across from Sistrunk Marketplace, has colorful murals and a walking path. Warfield Park sits just outside the community and includes a playground and basketball court. Holiday Park is a much larger outdoor space with a hockey rink, playground, dog park and athletic courts. The site also includes the Baptist Health IcePlex and the Jimmy Evert Tennis Center. Las Olas Beach is only 5 miles away, but commutes can take over 20 minutes during peak driving times.

Progresso Village is highly walkable, and commuting options are available. There are multiple public bus stops on the roadways, with many along Sistrunk Boulevard and Sunrise Boulevard. The neighborhood's Brightline Station provides high-speed rail service with stops between Orlando and Miami. Florida Atlantic University's Fort Lauderdale campus is approximately 2 miles away, in downtown.
Public school options for Progresso Village
The neighborhood is zoned for the highly rated Broward County Public Schools system, which provides families with multiple school choice options. As one of the nation's largest school districts, it offers over 300 combined public schools, charters and academic centers. Students in Progresso Village are assigned to Sunrise Middle School and Fort Lauderdale High School; both have magnet programs available for students.
