Waterfront community with neighborly spirit in Fort Lauderdale
Some locals compare Fort Lauderdale's Rio Vista neighborhood to a "Little Venice," with residential streets forming canals on the Intracoastal Waterway. This neighborhood contains pricey real estate including multi-million dollar waterfront mansions just across the river from the city's shopping and dining district on Las Olas Boulevard. Residents appreciate the nautical lifestyle Rio Vista allows, with private docks, deep water and river frontage ranging from 50 to over 200 feet.
Yet the biggest appeal for some residents is its strong community. Events like block parties help neighbors get to know their neighbors. "It's a true neighborhood in the sense of what a neighborhood represents, with the camaraderie of families, retirees, young people," says Laurie Ermer, a Rio Vista resident of 11 years. That may be one thing keeping residents around throughout the year. “You get a lot of seasonal homebuyers in Fort Lauderdale, but in Rio Vista, you’re seeing a lot more people living here year-round,” says Karen Bellows, a Realtor with Florida Luxurious Properties. “There’s a big family appeal here with A-rated schools, small parks and sailing.”
Waterfront mansions with luxurious features
The area contains low-rise and high-rise condominiums and single-family homes. On the more modest end, there are two-and three-bedroom inland houses starting at $750,000. Outdoor entertaining is a part of the lifestyle, and many homes have backyards with pools, hot tubs and cabanas. Seventh through 12th streets contain waterfront properties which can range from $2.5 to $9.5 million and include six-bedroom mansions with marble flooring, gyms, saunas and home movie theaters. The neighborhood is brimming with Spanish-Revival features, such as terra cotta roofs, arched windows and entryways, textured stucco walls and front courtyards. Many streets are walkable thanks to sidewalks, with mature tree canopies and red-brick driveways cementing an old-Florida feel.
The low-rise condominium buildings in Rio Vista are another option for housing.

Locals set sail at the Lauderdale Yacht Club
Many Rio Vista residents are part of the Lauderdale Yacht Club, located on the neighborhood's southeastern side. Founded in 1938, it hosts social events, tennis and a sailing program for all skill levels. Several small parks are strewn throughout the neighborhood. Toward the center of the neighborhood, children can play on the playground at Virginia Young Park while parents sit in the shade. Nearby, Hector Park has an open area for playing games and picnic tables for an outdoor lunch.

While neighbors enjoy street-wide get-togethers, they are also right in the center of acclaimed Fort Lauderdale events. Locals may enjoy the Fort Lauderdale International Boat Show in late October, attracting over 100,000 attendees and displaying more than 1,300 vessels in recent years. Planes soar overhead with impressive aerial stunts at the Fort Lauderdale Air Show in May.
