River Run has an authentic sense of old Florida charm with 1950s ranch-style homes, towering palms and deciduous trees that shade narrow streets and sidewalks. Homes in the inland north of the neighborhood cost around $400,000 to $500,000. In the neighborhood's south, finger canals branching off the New River create peninsular cul-de-sacs lined with waterfront homes. Prices for waterfront homes are $500,000 up to $2 million. "The waterfront properties are very appealing to boaters and have great views. A lot of them have pools that look out over the canal," Piper explains. "You're not in Las Olas or Rio Vista — places that people may initially think of having a nice neighborhood feel and canal in the back to dock your boat in. River Run's canals stretch down to the New River, which connects through an extended network all the way out to the Atlantic. River Run sits across from several marinas and the Secret Woods Nature Center, which has waterside views. However, like many areas of Fort Lauderdale, properties with proximity to the water are under FEMA flood zone AE, which means there is a 1% annual chance of flooding. The city government offers flood insurance with a 20% subsidized rate.Natural outdoor appeal
The larger, unofficial community that locals know as Riverland shares much of the same abundant, lush flora. Homeowners tend to keep the landscaping as natural as possible to preserve the dense canopies that are disappearing elsewhere in the state. Residents can immerse more in nature at Riverland Preserve, a quiet 5-acre green space with historic trees. And the nearby Ann Herman Park offers play structures for the kids.Magnet programs at local high school
River Run is served by Broward County Public Schools. Neighborhood kids attend the nearby Riverland Elementary School, which gets a C rating from the website Niche. Then it's on to New River Middle School and Stranahan High School, rated B-minus. All three schools are within a 5-mile radius of the community, but none are walkable. To the north, Davie Boulevard is lined with strip malls. The closest grocery store is Ideal Food Basket, which sits at the neighborhood's northeast corner, making it walkable from some River Run homes. The supermarket sits next to the highly reviewed PURO Ice Cream Factory and the local Riverland Branch Library. The library has technology resources, books and special programs like English classes.
Close to downtown and airport
River Run sits 4 miles from downtown Fort Lauderdale, and a bus lane connecting into the city runs along Davie Boulevard every 30 minutes. The Fort Lauderdale-Hollywood International Airport sits easily accessible 3 miles away along the nearby Interstate 95. And there is a tri-rail station just a mile north. But, the ease of getting around in River Run means some ambient city noise.
