The name "Riverland Woods" comes from the homeowners association-run community along Woodside Drive, which is separate from the adjacent streets that offer HOA-free living. Homes here were primarily built between the 1960s and 80s; many have fresh renovations and expansive lots – a quarter-acre or more. Streets here don't have sidewalks, and mature trees offer privacy screens between homes. Architectural styles are all over the map, including unique custom-built homes and Mediterranean ranch styles. Most homes here start around $1 million, while properties with direct canal access can sell for $3 million or more. "Sales don't come up often in Riverland Woods, and houses go quickly, so if you're interested, you'll have to keep an eye out," advises Harris.
Unrestricted ocean access
The community is attractive to boaters, with a neighborhood boat ramp giving even inland residents easy entry to the New River. Various boatyards and marinas also sit just across the channel from the community, making boat service convenient. "The waterside properties in the Riverland area have unrestricted ocean access, meaning residents can get to the ocean without crossing any fixed bridges — a huge draw in Fort Lauderdale," explains Maddie Camp, an experienced sales associate with Whitaker Realty.
Flood risk and insurance
Like many waterside neighborhoods in Fort Lauderdale, the Riverland Woods area is a flood risk. FEMA puts the neighborhood in zone AE, which means an estimated 1% annual chance of flooding. The city offers slightly subsidized flood insurance options, as extra protection is usually required when buying a home here.Preserving the Riverland area
Riverland Woods is a subdivision of a larger, unofficial community that locals know as Riverland. The community has often argued to protect the area's natural feel. The nearby Riverland Preserve, a 5-acre natural green space shaded by mature trees, is an example of a push-back against development. "Riverland was an area that fell by the wayside as newer places in Florida were building up," Harris says. "But over the last decade, there has been a tremendous resurgence here as South Florida shifted from a vacation spot to real cities that are desirable to live in. Everyone has realized Riverland is an area worth preserving."Public school zoning
Public school students in the neighborhood are zoned to start at Stephen Foster Elementary School, which gets a C-plus rating from the website Niche. New River Middle is close enough to walk to, and Stranahan High has a career-focused magnet program in fields like medical science and engineering. As for running errands or grabbing a bite to eat, several commercial areas line Davie Boulevard. Flanigan's restaurant is a Fort Lauderdale staple, Puro Ice Cream Factory offers locally made sweet treats, and Taqueria El Paisa has authentic Mexican street tacos. There is a Publix at Riverland Center that residents frequent for grocery runs. Downtown Fort Lauderdale is only 5 miles away. And the nearby Interstate 595 offers a chance to forego start-and-stop traffic when commuting east or west.
