“The big draw for homebuyers is the community’s location. You can still get a nice home on the water for much less than in neighborhoods that are east of the area, so homeowners don’t have to pay premiums as in other parts of Fort Lauderdale,” Duris says. Many properties were built between the 1940s and the 1950s, with some new constructions scattered throughout the neighborhood. Tree-lined streets complement the tropical landscape, with waterfront Tuscan, Mediterranean, Spanish and contemporary villas taking center stage. Many riverfront estates come with private docks and list between $1 million and $2 million. 1,000 to 2,000-square-foot ranch-style homes with moonstone or stucco exteriors may go for about $600,000 to $850,000. Townhouses and condominiums are priced around $500,000, and small cottages and Cape Cods that are less than 1,000 square feet can range from $300,000 to $450,000. Homes that are in Special Flood Hazard Area (SFHA) may be required to purchase flood insurance.
