Roosevelt Gardens' grid-like setup makes navigating the flat, unmarked streets easy. A mix of established 1950s ranch homes and bungalows sit side by side on slightly sloped lots, and on the northern end, some of the houses surround a small lake. “It’s considered a starter community for many buyers,” says Sherry Lebowitz, Realtor with Lifestyle International Realty, who has been selling in South Florida for nearly a decade. “Because you can find a home in the $300,000 to $400,000 range, people buy and renovate them. Some new construction is starting to pop up throughout Roosevelt Garden and are the highest-priced options, up to nearly $600,000. There’s very little yard space here, with lots rarely reaching a quarter acre. What the homes lack in lawns, they make up for in proximity to parks and public green spaces. Like much of South Florida, palm trees are dotted along the neighborhood’s sidewalks. Roosevelt Garden residents may have to deal with additional traffic along West Sunrise Boulevard, the site of the Swap Shop. The massive drive-in theater and flea market sits adjacent to the neighborhood and attracts thousands of visitors yearly. Spanning 180,000 square feet, The Swap Shop has two floors of booths with tire shops, antiques and grillz makers. There’s also an arcade, carnival rides and a Ferrari museum. Larger retailers like Ross Dress for Less and Walmart can be found roughly 3 miles north by driving along North State Route 7. While Roosevelt Garden is mostly residential, some local eateries are scattered around its perimeter. Pick up fresh or fried seafood at Pleasure of the Sea. Students living in Roosevelt Gardens are within walking distance of Dillard Elementary and High schools. The two share a campus and are part of Broward County Public Schools. Dillard Elementary serves prekindergarten through fifth-grade students and has a C rating from Niche. The site gives Dillard High School a C-plus overall. The neighborhood's namesake park stretches across 5 acres and is a focal point for community gatherings and getting outdoors. A 4,500-square-foot community center sits in the heart of the park, featuring a game room, assembly hall and computer lab. The covered patio at the back end of the community center is dotted with picnic tables, where parents can relax while kids play on the park’s creatively designed playscapes with rock sculptures and partially covered jungle gyms. The green space is gated, giving locals a sense of security while they get fresh air. Tucked off West Sunrise Boulevard, Dillard Green Space was designed to enhance the area’s aesthetic through nature and art. Sculptures are scattered near the paved walking and biking paths. Mature trees provide some shade cover for people exploring the green space. Roughly 2 miles west of the neighborhood, locals will find Central Broward Park & Broward County Stadium, the site of cultural carnivals and music festivals. The 20,000-seat stadium has been the site of international cricket matches and is the only one in the U.S. to be certified by the International Cricket Council. Public transportation options run right through the heart of the neighborhood, with several Broward County Transit bus stops along Northwest 27th Avenue, which can connect residents to downtown Fort Lauderdale. A Tri-Rail station sits within 2 miles of the neighborhood off Southwest 21st Terrace. With Interstate 95 bordering Roosevelt Gardens’ eastern side, locals can reach the Fort Lauderdale-Hollywood International Airport by driving 8 miles south. Extending the trip along the freeway by roughly 20 miles will put travelers in the heart of downtown Miami.
